Pierce Air Center has applied for a major adjustment to their existing conditional se permit to allow the construction -of an additional 71,600 square feet of hangar sp ce and associated office space consisting of four — 14,000 square foot hangars with office space and one — 15,600 square foot hangar with office space. The subject prop�rty is located at the St. Lucie County International Airport. 'The Development Revie� Committee has reviewed the proposed Major Adjustment to 3. 1 an Existing Conditional Use and found it to be in substantial conformity with the overall Airport Master Plan. 4. On October 3, 2006, this I Board held a public hearing on the petition, after publishing a notice of such hearing a d notifying by mail all owners of property within 500 feet of the subject property. 5. Pierce Air C4nt�r — Hangars West consisting of additional 71,600 square feet of hangar space and als�ociated office space consisting of four — 14,000 square foot hangars with office spa and one — 15,600 square foot hangar with office space. for property located at the'S . The Development Review gommittee has revie ' wed the site plan for the proposed project and found it to meet �minimum technical requirements of the St. Lucie County Land Development Code ald to be consistent with the future land use maps from the St. Lucie County Comprehensive Plan. 11. The proposed project is consistent with the general purpose, goals, objectives, and standards of the St. Lucie County Land Development Code, the St. LucieCounty Comprehensive Plan, and ��'e Code of Ordinances of St. Lucie County. 12. The proposed project will np't have an undue adverse effect on adjacent property, the character of the neighborl ood, traffic conditions, parking, utility facilities, or other matters affecting the publi health, safety, and general Welfare. 13. All reasonable steps have een taken to minimize any adverse effect of the proposed project on the immediate vi inity through building design, site design, landscaping and screening. 14. The proposed project will b constructed, arranged and operated so as not to interfere with the development and :se of neighboring property, in accordance with applicable district regulations. 15.
