It is mutually covenanted and agreed that the veqdor will pay all taxes and installments of

this oontraot, and that the vendee shall pay all such taxes and installments of assessrr~nts be-
ooming due and payable after the date of this contract. In the event the vendee shall fail to ~

ARTICLE 1.
It is mutually agreed that these presents are made subject to the following express condi-
tion~, restrictions and limitations. and which are intended to be and shall be accepted as oove-

nants running with the land, and which shall be binding alike upon the heirs, legal representa-
tives and assigns of the Vendee, who by his aoceptance of this instru~ent agrees to abide by and
perform said restriotions, limitations an4 conditions as oneJrof the express considerations of
these presents. to-wit}
1. No unlawful or immoral use shall be made of the premises hereby agreed to be conveyed,
nor shall the same nor any part thereof. nor any intere;t therin be sold, leased or otherwise
oonveyed to any person other than of t!~ Caucasian Race, nor shall said premises, or any part
thereof be oocupied by an~ person other than ot the Cauoasian race,provided that nothing here-

ted at a less distanoe than forty feet from the lront line of the above desoribed property, or
at a less distanoe than three (3) feet trom the side-line ot said property, or at a less distanoe
than five (5) teet from the rear line of said property. Steps to porohes may extend over the
building line.
