: furnish an abstraot ot the first paroel of land herainbefore desorihad.
It is further understood and agreed that if the abstraot to ei~her of the tra.ts of land
herei~eforo desoribed fails to show title satisfaotbry in the opinion of the attorneys of tho
said seoond party that the $500.00 paid thereon shall be refunded apd the abstraots shall be
returned to the first party. and all parties hereto shall be released from this agreement.
And in onse.of failure of the said party of the second part to make either of the pa~~ents
or any part thereof, or to perform any other ooverdnts on his part hereby made and understood,
- this oontraot shall at the option of the first p~rty, be forfeited and terminated and the party
of thQ second part shall forfeit all payments made by him on this oontract and suoh payments
snall be retained by the said party of the first part in full satisfaction and liquidation of all
damage by him sustained and the said party of the first part shall have right to l~-enter and take
. possession of the premises aforesaid without being liable ro 6ny aotion therefor.
It is mutually agre~d. by and between the parties, hereto that the time of payments shall
be an essential part of this oontract, and ~at all covenants and agreements herein cont~ined
shall extend to and be obligatorJ upon the heirs, exeoutors, ad~inistrators and assigns of the
respeotive parties.
