PLUMBING NOTES:
1. ALL WORK SHALL BE COMPLETED IN ACCORDANCE WITH THE FLORIDA BUILDING
CODE 6th EDITION 2017.
2. BUILDING DRAINAGE SYSTEM TO BE SLOPED AT MIN. 1/8" PER FOOT FOR 3" PIPES
AND LARGER,1/4" PER FT. FOR 2" PIPE SIZE. SMALLER DEVIATIONS SHALL BE
APPROVED BY ARCHITECT.
3. PROVIDE CLEAN -OUTS EVERY 75' AND AT BASE OF EVERY WASTE STACK. ALL
CLEAN -OUTS TO BE FLUSH MOUNTED.
4. ALL MATERIALS SHALL BE NEW AND AS FOLLOWS:
A. DRAINAGE WASTE AND VENT PIPING (INCLUDING PVC) SHALL CONFORM TO ASTM
D-2665, UNDERGROUND NO HUB CAST IRON CISPI STANDARD 301. ABOVE GROUND
AND CAST IRON HUB, PLAIN END AS PER ASTM A-74 WITH NEOPRENE GASKETS
UNDERGROUND. INSTALL PLASTIC (PVC) PIPES ONLY WHEN IT IS APPROVED BY
LOCAL AUTHORITIES AND IT IS NOT TO BE USED IN AIR RETURN PLENUM.
B. WATER PIPING SHALL BE COPPER TYPE 'L' PER ASTM B-88 ABOVE GROUND AND
COPPER TYPE TYPE'K' PER ASTM B-88 UNDERGROUND.
C. WALL CLEAN OUTS SHALL BE JOSAM SERIES 58750 (OR EQUAL) WITH ACCESS
COVER.
D. VALVES SHALL BE 125psi NIBCO SCOTT, STOCKHAM OR EQUAL.
5. PLUMBING CONTRACTOR SHALL PERFORM THE FOLLOWING TEST:
A. WATER PIPING SHALL BE SUBJECTED TO HYDROSTATIC PRESSURE TEST OF 100
PSIG FOR A PERIOD OF TIME SUFFICIENT TO EXAMINE ENTIRE SYSTEM BUT NOT
LESS THAN ONE HOUR,
B. DRAINAGE SYSTEM: BEFORE INSTALLATION OF ANY DRAINS, THE END OF THE
SYSTEM SHALL BE CAPPED AND ALL LINES FILLED WITH WATER OT HIGHEST POINT
& ALLOWED TO STAND UNTIL INSPECTION IS MADE AND WATER LEVELS REMAIN
CONSTANT.
C. CORRECT ALL DEFECTS DISCLOSED BY ABOVE TESTS.
D. COMPLETE SYSTEM, FIXTURES & EQUIPMENT, SHALL BE GIVEN AN IN SERVICE
TEST AFTER COMPLETION OF THE INSTALLATION.
E. STERILIZE ALL WATER LINES WITH A MIXTURE OF (2) TWO POUNDS OF
CHLORINATED LIME TO EACH 1000gal OF WATER (50PPM OF AVAILABLE CHLORINE).
RETAIN MIXTURE IN PIPES FOR 24 HOURS AND FLUSH THOROUGHLY WITH POTABLE
WATER BEFORE PLACING IN SERVICE.
6. PLUMBING CONTRACTOR SHALL FURNISH A WRITTEN GUARANTEE THAT ALL
PLUMBING WORK SHALL BE FREE FROM DEFECTS OF MATERIALS AND WORKMANSHIP
FOR A PERIOD OF ONE YEAR FROM DATE OF FINAL ACCEPTANCE, AND THAT HE WILL,
AT HIS EXPENSE, REPAIR AND REPLACE ALL WORK WHICH BECOMES DEFECTIVE
DURING GUARANTEE PERIOD.
7. CONTRACTOR SHALL FIELD VERIFY EXACT LOCATION OF EXISTING UTILITIES AND
POINTS OF CONNECTION BEFORE COMMENCING WITH ANY WORK.
8. PLUMBING CONTRACTOR SHALL PAY ALL FEES, INSPECTIONS AND CONNECTION
CHARGES REQUIRED FOR THE PROJECT.
9. SUBMIT SHOP DRAWINGS TO ARCHITECT FOR APPROVAL OF ALL EQUIPMENT,
MATERIALS AND LAYOUTS PRIOR TO INSTALLATION.
10, OFFSET PIPING AS REQUIRED TO CLEAR BUILDING STRUCTURE, DUCTWORK,
ETC., AS SHOWN OF DRAWINGS AND AS REQUIRED BY FIELD CONDITIONS.
11. PLUMBING CONTRACTOR SHALL VERIFY ALL SPACE CONDITIONS AND DIMENSIONS
AT JOB SITE PRIOR TO FABRICATION AND INSTALLATION OF MATERIALS AND
EQUIPMENT.
12. PLUMBING CONTRACTOR SHALL COORDINATE ALL WORK WITH OTHER TRADES.
13. FURNISH AND INSTALL ALL FIXTURES AS SPECIFIED ON THESE DRAWINGS AND

A NEW 250 GAL -PROPANE TANK WILL BE INSTALLED UNDERGROUND AND USING 1/2" POLYETHYLENE PIPE TO SECONDARY
REGULATOR. BLACK IRON PIPE WILL BE USED TO CONSTRUCTA MANIFOLD IN GARAGE. CSST PIPING AND FITTINGS
WILL SUPPLY EACH APPLIANCE, WITH THE EXCEPTION OF THE OUTDOOR TANKLESS WATER HEATER, WHICH WILL BE SUPPLIED
WITH BLACK IRON PIPE. APPLIANCES INCLUDE GAS COOKTOP, A TANKLESS WATER HEATER, A'JOTEL' STOVE AND A BBQ ON
THE REAR PORCH. ALLAPPLIANCES WILL HAVE BRONZE SHUT-OFF VALVES. ISOLATORS WILL BE USED IF FIELD CONDITIONS
