This cover letter summarizes the comments and replies to Building Residential Renovation
permit 1805-0562. These changes have also been incorporated into the original plan and
included with this letter; as well as copies of the comment forms.
Cl: Open risers are permitted provided that the openings located more than 30 inches as
measured vertically, to the floor or grade below do not permit the passage of a 4 inch diameter
sphere.
R1: No changes in building elevation will be made, nor any changes to existing stairs or entry
points.
C2: Engineer to verify if shoring plan is needed, if so please provide.
R2: House to be supported using Bell screw jacks adjacent to piers as they are repaired.
C3: Please provide details for repair, and specifications for concrete & steel.
R3: House will be supported, the top 12 inches of the cap of the concrete piling will be
demolished and the existing #5 rebar cleaned. A form will be installed and concrete used will be
Quickcrete anchoring cement #1245 mixed on site.
C4: Please provide detail & specification for strap.
R4: New lintel straps are Simpson part number MSTC48B3 or MSTC66B3. The anchoring
quantity, size, and embedment depth to match as found original design.

Dear Mr. Hodge,
I reviewed the attached plans you provided for the subject house above. I agree with
your approach for a repair plan. As there is no distress to the house, settling, or other
damage, this repair would fall under Florida Building Code 2017 Existing Buildings
606.2.1.
606.2.1 Repairs for less than substantial structural damage.
For damage less than substantial structural damage, the damaged elements shall be permitted to be
restored to their predamage condition
To erate your plan — remove the top 12 inches of damaged concrete from the five
shown on the attached sketch. Install new forms, re -pour using Quickcrete #1245,
and re -strap using Simpson MSTC48133 or MSTC66133. Use the same type, quantity,
size —,and embedment depth for anchoring. As all other piers show no damage, is
issue likely dates back to the original construction or a flaw, in the pour during or' inal
construc
