STRUCTURAL NOTES
Governing Code
The herein proposed structural design is certified to be
in accordance with the 2014 Florida Building Code, 5th
Edition.
Design Loads
* Basic Wind Speed = 170 mph (3-second gust)
* Fastest Mile Wind Speed = 132 mph
* Wind Importance Factor (1) = 1.15
* Category II Building
* Wind Exposure = C
* Internal Pressure Coefficient = t0.18
Dimensions and Design
The General Contractor and / or Subcontractor shall
verify all dimensions in the field with this construction
drawing prior to construction. The Engineer shall be
immediately notified of any discrepancies found.
The General Contractor and / or Subcontractor(s) shall
report any discrepancies, errors or omissions to the
Engineer for correction before construction begins.
Should any contractor choose to overlook or fail to
report any discrepancies, errors or omissions to the
Engineer, that contractor shall bear the expense
incurred as a result of such discrepancies, errors or
omissions.
Concrete and Masonry Construction
1.) All concrete materials shall attain the following
ultimate compressive strengths at 28 days:
a) 5,000 psi - piles below the 100-year storm surge
elevation.
b) 4,000 psi - all interior beams and colums
c) 4,000 psi - all exterior beams, colums, all grade
beams and structural slabs.
2.) All concrete shall be ready -mixed and in
accordance with ASTM Specification C 94. All concrete
work shall conform to ACI 318-02. Concrete
maximum slump shall be 3 to 5 inches.
3.) Reinforcing steel shall be deformed, new billet steel
ASTM A-615 Grade 60. All splices and hooks shall be
in accordance with ACI 318-02. Minimum splices shall
be 40 bar diameters (25 in. for # 5 bars). Splices
shall not be made at the points of greatest stress
(i.e.; supports in the case of top steel, and mid -span
in the case of bottom steel. Provide bent bars at
any change in direction or intersection of beams or
columns. Reinforcement partially embedded in
concrete shall not be field bent. Such reinforcement
is to be bent (cold) prior to embedment. The same
applies for masonry reinforcement.
4.) No changes shall be made without written approval
of the Engineer. Contractor is to notify the Engineer
24 hours prior to concrete placement.
5.) All concrete masonry units (CMU) shall have a
prism strength of 1,500 psi minimum.
6.) For walls that are to be grouted and reinforced
provide one (1) # 5 bar per cell for vertical
reinforcement as marked per plan. All masonry
construction shall conform with ACI 530-95/ASCE
5-95/TMS 402-95. All masonry units shall comply
with ASTM C 90-93; and are to be used with Type M
or S mortar adhering to ASTM C 270-92a, and with
grout attaining 2,000 psi at 28 days adhering to ASTM
C 476-91.
7.) For reinforced walls also provide standard 9 ga.
Truss Type horizontal joint reinforcing at 16 in. D.C. in
all walls combined with one (1) # 5 horizontal bar
placed 8 in. above the ground floor slab and one (1)
# 5 bar placed at mid -wall. Horizontal truss
reinforcing shall start at the top of the footing. Also,
it shall be placed at the top and bottom of all
openings, when applicable.
8.) Care shall be exercised during reinforced CMU wall
erection to ensure that cells to be grouted are
lined -up properly, providing a minimum clear area of
10 square inches and minimum clear dimension of 3
in.. Provide saw -cut clean -out hole in bottom course
and remove mortar droppings from cells at end of
each day the units are placed.
9.) Provide footing dowels to match wall reinforcing
size and spacing unless noted otherwise. Lap splice
foundation reinforcing at 48 bar diameters and
terminate reinforcing with standard ACI hooks to
provide continuous reinforcing from footings to
uppermost tie -beams.
10.) Lintels should be poured concrete as noted on the
plans and should be sized for 8 in. bearing on each
side. Provide hooks for # 5 bondbeam reinforcement
with 25 in. laps at all corners, changes in direction
and intersections.
11.) Cover requirements for reinforcing shall be as
follows:
a) 3 in. for piles, beams or columns exposed directly
to earth or weather,
b) 2 in. for concrete beams and columns not exposed
to earth or weather,
c) 1-1/2 in. for slabs exposed directly to earth or
weather, and
d) 3/4 in. for slabs not exposed to earth or weather.
AUGER -PLACED CONCRETE PILES
1.) This section specifies excavation and concrete
required for construction of auger -placed piles,
2.) Piling shall be 14" 0 cast -in -place grout augered
piles reinforced with (6) #6 bars in a circular cage with
#3 spiral ties spaced at 12" O.C. All piles shall have
top elevation as shown on plan and tip of pile elevation
at -16.0' from grade.
3.) Contract price for auger -placed piles will be based
upon total length of piles as measured.
4.) Contractor will submit certification that contractor
has technical qualifications, experience, trained personnel
and facilities to install auger placed concrete piles as
specified.
5.) Install piling with a maximum variation of 3 inches
of center of any pile from the location shown. Piles
shall not be out of plumb more than 2 percent.
6.) Contractor shall submit the following information:
description of the pile drilling and pumping equipment
to be utilized, proposed pile grout mix and description
of material to be used, a pile layout plan referenced to
the structural plans including a numbering system
capable of identifying each individual pile, record of
installation of each pile, pile location and plumbness,
total quantity of grout placed, load test report, design
mix (test reports and proportions) and contractor's
qualifications as specified.
7.) A representative from W.F. McCain and Associates
shall be present at time of pile installation for
verification of materials and installation.
8.) Materials
a) Portland Cement: ASTM C150, Type I.
b) Grout Fluidifler: U. S. Corps of Engineers CRD-C619.
Use Specrete-IP Intrusion -aid (or equivalent)
c) Water: Fresh, clean, and potable.
d) Mineral Admixture: Flyash conforming to C618, Class
C or Class F
e) Reinforcing Steel: ASTM A615, Grade 60.

9.) The grout used shall consist of a mixture of
Portland cement, aggregate, fluidifier, and water so
proportioned and mixed to be pumped and to fill all
voids in the foundation material. Mixture shall be
proportioned to provide a minimum compressive strength
of 5,000 psi at 28 days with a water - cement ratio
not to exceed 0.40.
A testing laboratory, retained by Contractor, shall design
a mix to produce concrete as specified and perform
tests as required. Certified test reports (duplicate) shall
be submitted. Reports shall include proportions of
design mix.

10.) Execution
a) A Registered Professional Land Surveyor shall
establish lines and levels and stake pile locations.
b) After all auger -placed piles are in place, the
Registered Professional Land Surveyor shall make a field
survey of completed piles and shall submit a drawing to
the Engineer showing actual pile locations with respect
to planned pile locations and indicating plumbness of
piles.
c) Pile Record: Submit complete and accurate record of
oil auger -placed piles to the Engineer. Record shall
indicate the pile location, diameter, length, elevation of
bottom and top of pile, and the quantity of grout used
in each pile. Any unusual conditions encountered during
pile installation shall also be noted.
11.) The Contractor shall cooperate with the owners
geotechnical consultant to insure all installed piles
provide a 21 kip allowable bearing capacity and a 3 kip
allowable uplift capacity. See Note 14 for further quality
control specifications.
12.) Installation
a) The installation shall be performed in an orderly
sequence.
b) Advance the auger at a continuous rate that
prevents removal of excess soil. Stop advancement
after reaching the required depth or refusal criteria.
c) Auger refusal is defined as a rate of auger
penetration of less than 1 foot per minute of drilling.
d) The hole in the bottom of the auger shall be closed
while being advanced into the ground with a suitable
piug. The plug shall be removed by grout pressure or
with the reinforcing bar.
e) Reinforcing steel assemblies shall be detailed and
fabricated in accordance with the manual of Standard
Practice for Detailing Reinforced Concrete Structures
(ACI-318, latest edition). Pile reinforcing, as shown on
the structural drawings, shall be installed after the pile
is grouted by lowering the reinforcement down through
the freshly grouted pile (to the specified depth) before
the grout begins to set. Prior to installation of the
pile reinforcing, centralizers should be placed at the
bottom of the reinforcing and at about 20 foot centers
thereafter to the pile top to assure concentric
placement within the pile. Cage steel shall have 3
inches clearance to the outside of the pile.
f) At the start of pumping grout, raise the auger from
6 to 12 inches and after the grout pressure builds up
sufficiently, redrill the auger to the previously
established tip elevation.
g) Maintain at least ten feet of grout on the auger
flighting above the injection point during raising of the
auger. Positive rotation of the auger shall be
maintained throughout placement of the grout. Rate of
grout injection and rate of auger withdrawal from the
soil shall be coordinated as to maintain at all times
the minimum grout head and a positive pressure on the
gauges. The total volume of grout shall be at least
115 percent of the theoretical volume for each pile,
except, after grout is flowing at the ground surface
from the auger flighting, the rate of grout injection and
auger withdrawal shall be coordinated so that there is a
constant grout flow at the surface. If pumping of
grout is interrupted for any reason, the Contractor shall
reinsert the auger at least five feet into the pile and
regrou t.
h) Minimum volume of grout placed in hole shall be at
least nominal volume plus 15 percent of hole. Volume
of grout per linear foot of pile shall be not less than
volume of grout per foot of test pile. Make volume
measurements in the presence of the Engineer.
i) Auger hoisting equipment shall be provided that will
enable the auger to be rotated while being withdrawn
smoothly and steadily.
j) The spoil that accumulates around the auger during
injection of the grout shall be promptly cleared away
upon completion of the installation.
k) Materials shall be accurately measured by volume or
by weight as they are fed to the mixer. Order of
placing the materials in mixer shall be as follows: (1)
water, (2) fluidifier, and (3) other solids in order of
increasing particle size. Provide grout injection
equipment with a pressure gage in clear view of the
equipment operator. A second pressure gauge shall be
located near auger rig where it can be observed. Rate
of injection and rate of auger withdrawal from soil shall
be so coordinated as to maintain at all times a
positive pressure on gage which will indicate existence
of a removing pressure on bottom of auger flight.
Magnitude of this pressure and performance of other
augering and grouting procedures, such as rate of
augering, rate of grout injection, and control of grout
return around the auger flight, are dependent on soil
conditions, and equipment capability shall be at option
of Contractor, subject to approval of the Engineer.
Equipment for pumping grout shall be positive
displacement pump capable of developing a pressure at
pump not less than 350 psi. Pump shall be calibrated
by an approved method to verify accuracy of indicated
discharge. Remove oil or other rust inhibitors from
mixing drums and pumps. Auger hoisting equipment
shall be capable of withdrawing auger smoothly and at
a constant rate. If the auger jumps upward during
withdrawal, it shall be reinserted, and rate of withdrawal
decreased to prevent further jumping.
I) Locate piles as shown unless otherwise directed by
the Engineer. Do not place piles closer than 7 feet
center to center until grout in adjacent piles has set
for 24 hours. in locations where there are no concrete
slabs or other means of distributing load of the
equipment placing piles, the equipment shall be kept at
least 10 feet away from pile location, or upper 10 feet
of pile shall be cased.
m) Where pile top is near surface or above bottom of
excavation, Place metal sleeves of proper diameter
around pile top.
n) Cut off the tops of piles, square with pile axis and
at the elevations indicated by removing fresh grout
from the top of the pile or by cutting off hardened
grout down to final cutoff point at any time after initial
set has occurred. Where the pi
le cut-off is near the
surface or above the bottom of th excavation sleeves
or casing of the proper diameter d at least 18
inches in length shall be placed ar and the pile tops.
(Special conditions may require meal sleeves of
additional length).
o) Redrill the pile to the original depth at no
additional cost to the Owner if any of the following
occurs:
o1.) The design pile reinforcement cannot be placed
manually in the top of any pile following completion of
grouting.
o2.) The trap door at the bottom discharge outlet fails
to open completely, effectively creating a side discharge
condition.
o3.) Loss of grout head occurs for any reason during
pile installation.
o4.) There is more than a twenty -minute delay during
the grouting of any individual pile.
05.) There is a drop in grout level after completion of
the pile, which exceeds the average for the remainder
of the pile installations by more than two feet.
13.) In the event that non-augerable material is
encountered, such as cobbles, boulders, rock ledge,
metal timbers or debris which causes the rate of
penetration to be reduced to less than one foot per
minute above the desired tip elevation, or causes the
pile to drift from its location, then the pile shall be
completed to the depth of the non-ougeroble material
in accordance with these specifications. The length of
such short piles shall be included in the total linear
feet of pile for payment at the unit price. If required
by the Engineer, additional adjacent piles shall be
placed and the length of these additional piles shall
also be included in the total linear feet of piles for
payment.c
14.) Quality Control
a) Inspection: The Owner shall employ a Geotechnical
Consultant to provide inspection of all pile operations.
The Pile Contractor shall cooperate with the Inspector in
the performance of this work. The presence of Owner's
Geotechnical Consultant shall in no way relieve the Pile
Contractor of his obligation to perform the pile
installation in accordance with the Drawings and these
Specifications.
b) Grout Mix: The grout mix sha be tested by
making a minimum of six two-inc cubes for each day
during which piles are placed. A t of six cubes shall
consist of two cubes to be tested at seven days, and
two cubes to be tested at 28 da and two cubes held
in reserve. Test cubes shall be c ed and tested in
accordance with ASTM C 109. Cube specimens may be
restrained from expansion as descl bed in ASTM C 942.
c) Pile Acceptance: The Geotech>,ical Consultant
shall immediately notify the Contra :tor and Engineer if
any pile is not in conformance with these Specifications.
The volume of grout placed in eac'I pile shall be a
minimum of 115% of theoretical volume of the pile.
The amount of grout placed in eaJh five foot
increments of the pile shall be chdcked continuously
during installation. The cost of removing and replacing
Auger Cast Piles, which are not in conformance, shall
be borne by the Pile Contractor.
d) Reports: The Geotechnical Consultant shall maintain
an installation record of each pile. The record shall
note the project name and number, name of
Contractor, pile location, design pile capacity, pile tip
elevation, pile top elevation, depth of auger
advancement, (total and continuous) quantity of grout
placed, reinforcing steel placemenand any unusual
occurrences during the pile installi:pl ion. The grout
quantity shall be determined by recording grout pump
displacement or by other acceptable means. The
Geotechnical Consultant shall also maintain a daily
report, summarizing all work performed by the
Contractor.
15.) Corrections of Deficiencies
a) The contractor shall notify the Engineer in writing, of
the failure of a pile to meet any requirement of the
specification. Such written notification shall include all
information required for the evaluation of remedial
measures, including all information required for redesign.
b) Based on the survey provided, if a pile fails to
comply with the location or tolerance requirements, the
Engineer of record will calculate the load capacity
requirements of that pile, based on the actual,
"as -driven" locations and inclinations. If the calculation
indicates that the loading on that pile or, if in a pile
group, on any pile in that pile group, exceeds 110
percent of the design load, then the Contractor shall
perform such remedial work as the Engineer of record
in his sole discretion may require including but not
limited to furnishing and installing additional piles at
locations approved by the Engineer of record and
modifying concrete or reinforcement steel. These
corrective measures shall be performed solely at the
contractor's expense.
c) In the case of a pile with some deficiency that
affects load capacity, the Engineer of record will
calculate the load capacity of that pile, based on its
actual, "as -driven" tip elevation, location and inclination,
If the calculation indicates that the, loading on the pile
exceeds the load capacity, then the Contractor shall
perform such remedial work solely at his expense as
the Engineer of record in his sole discretion may
require, including but not limited installing additional
piles at locations approved by the Engineer and
modifying concrete or reinforceme steel.
d) If a pile fails to comply with t requirements of
this Section and the Engineer of cord determines that
modification to concrete or reinfo ement steel, or the
driving of additional piles is neces ry, the Engineer of
record will perform all required re nalysis, redesign and
detailing. All reanalysis, redesign and redetailing costs
will be the responsibility of the contractor and
reimbursed as a change to the contract.
e) The Contractor, at his option and at any time that
he determines that a pile will not satisfy the
requirements of this Section for a reason other than
encountering an underground obstruction, may, subject
to the provisions of this specification, abandon such
pile and replace it with a new pile or piles rather than
await direction or approval from the Engineer or
Engineer of record. However, the Contractor, in
exercising this option, assumes the risk that such
replacement pile or piles will be acceptable to the
Engineer.
f) Abandoned piles shall be cut off one foot below the
elevation of the bottom of the slab and will not be
paid for.
16.) Clean Up
a) All debris from excavation of objectionable material,
removal of obstructions, and any material not to remain
as part of the construction is to be removed and
disposed of by the subcontractor in a legal manner at
no additional cost to the Owner.
b) The site shall be cleaned at frequent intervals and
no material shall be stored on the site in a manner,
which would obstruct the easy access of equipment and
personnel.
17.) Refer to subsurface exploration report by KSM
Engineering dated 5/27/2016 for soil conditions and
pile recommendations.
*Steel Construction*
1.) All steel construction and fabrication
shall be in accordance with the 2005 edition of the AISC
"Specification for the Design, Fabrication and Erection of
Structural Steel for Buildings".
2.) All steel shapes and splicing plates and column bases and
top plates shall be A36 steel. Wide flange beams, W-shapes
shall meet ASTM A992 specifications. Steel tube columns shall
be fabricated from steel with a minimum yield strength of 46
ksi.
3.) All steel members shall be cleaned to remove loose rust and
mill scale, and given one shop coat of red oxide, air drying,
alkyd primer. Cleaning process shall meet or exceed Steel
Structures Paint Council specifications SSPC-SP2 for hand tool
cleaning. Primer shall be formulated to meet or exceed
performance, under laboratory conditions, requirements of U.S.
Federal specification TTP-636. The primer coat thickness shall
be a minimum of one (1) mil.
4.) All welds shall be performed with an E70 electrode, using
either submerged arc or gas metal arc or shielded process. All
welding shall be in accordance with the latest edition of the
AWS "Structural Welding Code".
5.) All bolts used for connections shall be A325 or conforming to
the structural specifications of ASTM A 325, with washers on the
nut and bolt, unless noted otherwise. All bolts shall have an
allowable tensile strength of 44 ksl and an allowable shear
strength of 17.5 ksi or greater. All nuts shall be hex nuts.
Anchor bolts for steel tube columns shall be A307 standard
anchor bolts embeded in concrete.
*General Notes*
1.) All backfill required on -site shall be clean, granular sand
material placed in lifts of maximum 16 in.. The backfill shall be
free from debris and organic material. Fill material shall be
compacted to 95% maximum dry density as determined by
ASTM D1557, All backfill under the slabs
shall be termite treated after compaction. Treatment shall be in
accordance with rules and laws established by the Florida
Department of Agriculture and Consumer Affairs. All areas,
under the building and five feet beyond, shall be cleared,
grubbed and stripped of all surface vegetation. Debris and
stumps shall be removed in their entirety and the exposed
surface shall be proof -rolled with sufficient passes to produce
the required compaction.
2.) The minimum allowable soil bearing capacity shall be 2,500
psf at 95% compaction. Sutability of bearing soils to support
foundations shall be approved soils testing laboratory.
3.) All windows, doors and attachments to be provided for this
project shall be certified by their respective manufacturer to
withstand all required wind loads for the 170 mph Exposure "C"
basic wind speed Induced pressures shown on the floor plans.
Window glass must withstand the Large Missile Impact Test.
Manufacturer's instructions shall be followed if they are more
stringent than the herein shown guidelines (see detail). Follow
manufacturer guidelines for proper sealing and waterproofing of
windows and door assemblies. All manufacturer certifications
shall be provided.
4.) In lieu of the mentioned windows with impact resistant
glass, the Owner/ Developer may opt for the installation of
hurricane shutters. The shutters must also comply with the
stated wind speed requirements. Note that the windows shall
at all times comply with the stated wind pressures.
5.) Soffit material shall be installed as per manufacturer
specifications to withstand the stated wind speeds.
6.) A vapor retarder consisting of 6 mil min. polyethylene with
joints lapped 6 in. and sealed shall be installed underneath all
concrete construction.
7.) All nails and metal hardware exposed to weather shall be
stainless steel. All nails shall be common wire nails unless
otherwise specified. Fill all nail holes in metal straps and
connectors except where noted.
B.) All exposed bolts shall be stainless steel bolts with a
minimum yield strength of 75,000 psi. Non -exposed bolts shall
conform as a minimum to ASTM A325.
9.) The Contractor shall lawfully dispose of all debris resulting
from this project.
10.) All connections not specifically covered herein shall be
made in accordance with the requirements of the Florida
Building Code.
11.) Any omissions made In this section, and in any section in
general, shall be built following standard safe construction
practices and principles and shall be in complete accordance
with all applicable sections of the Florida Building Code.

TWO PUMP VFD IRONHEART REMOTE TANK
Water Pressure Booster System
Furnish and install a prefabricated variable speed IronHeart water pressure booster system
as manufactured by SyncroFlo, Inc., Norcross, GA. The system shall be capable of
providing a controlled system pressure of 97 psig with flow rates from 0 to 220 GPM
when suction pressure is 50 psig minimum, and 70 psig maximum, using 208 Volt, 3
phase, 60 hertz power.
Each Pump shall deliver 143 GPM at 120 FT TDH (52 PSID) with 10 HP motor. (65%
/ 65% split)
CODE COMPLIANCE
All packaged equipment shall be independently Third Party labeled as a system suitable
for the intended use by a Nationally Recognized Testing Laboratory in accordance with
OSHA Federal Regulations, and NFPA Pamphlet 70, National Electric Code Article 90-7
MANUFACTURERS QUALIFICATIONS
Pump system manufacturer must have no less than 20 years experience as a designer
and manufacturer of domestic water pumping systems for commercial buildings.
Manufacturer must have designed, built, and supported not less than 10,000 pump
systems and been under continuous management for not less than twenty
years. Manufacturer's testing instrumentation must be traceable to NIST standards. Include
current certifications with substitution request. Manufacturer must be ISO 9000 certified.
PUMPS AND MOTORS
Pumps shall be single stage end -suction design with cast iron bronze -fitted or stainless
steel construction, equipped with sleeve -mounted mechanical shaft seals and close coupled
to a high efficiency motor with class F insulation. Pump designs that do not have shaft
sleeves shall not be acceptable. Pump shall be fitted with single inside mechanical seal
with carbon vs. ceramic faces, stainless steel spring and hardware and Buno-N
elastomers. Pumps shall be selected closest to the best efficiency point. Motors shall be
non -overloading at duty point.
To protect the pump against overheating, provide a mechanical over -temperature protection
device on the pump discharge that will divert flow to drain when water temperature
exceeds 140 F.
ISOLATING VALVES
Provide isolation valves on the suction and discharge of each pump. Valves shall be lug
style butterfly valves with hand lever operator rated for a minimum 200psig W.P. Valves
shall be certified to NSF 61 drinking water standards. Gate valves shall not be
acceptable.
CHECK VALVES
Provide a wafer style check valve to prevent back flow of water on each pump discharge.
Check valve shall be manufactured from gray iron and shall be rated for a minimum of
200psig W.P. All contact surfaces shall be suitable for potable water service.
PUMP SEQUENCING
The controller shall optimize power consumption based on flow, VFD speed, and power
consumption. As a backup, a factory set pressure switch shall sequence pumps when
system pressure falls below the setpoint. Automatic sequencing shall include the following
features:
I. Flow sequencing, if a flow sensor is specified.
2. Power sequencing, programmable in horsepower not Watts
3. Pressure sequencing .
4. End -of -curve protection, based on pump differential, with 2% accuracy
5. VFD speed sequencing
6. Lead pump shutdown feature that can be enabled or disabled by the operator
7. Low -flow test feature testing pressure, power, VFD speed, and flow (if equipped
with flow sensor), to reduce pump short -cycling, pressure swings, power surges, and
motor wear.
8. Tank pressurization sequence to increase the energy stored in the tank prior to
shutdown
9. Time clock to disable lead -pump shutdown during building occupancy.
10. Sequence shifting that adjusts the pump sequence when any pump is disabled
11. Successive and 24 hour alternation of equal capacity pumps
12. Pump overlap during 24-hour alternation
13. Lag pump exerciser function
14. Special sequencing to reduce surges during power restoration
15. Sequential sequencing of lag pumps
16. Minimum run and stop delay timer for each pump

Provide a factory pre -charged, ASME code and NB stamped, HydroCumulator tank. Tank
shall include a replaceable FDA approved Butyl rubber flexible membrane to separate air
and water. No water shall come in contact with the walls of the tank. The
HydroCumulator tank shall be shipped pre -charged to the proper design conditions. The
tank shall be located near the top of the building, as indicated on the plans. Contractor
shall install the tank and provide floor drain as required by the manufacturer for adequate
serviceability.
POWER AND CONTROL PANEL
Furnish a power and control panel in NEMA I (minimur d enclosure complete with
programmable controller, epoxy -coated backpan, operate r interface, individual pump
through -the -door disconnects, and 120V control circuit transformer. The complete
assembly shall have the UL listing mark for industrial ontrol panels. Provide
circuit -breaker protection, not fuses that require replacement. The primary control power
circuit breaker shall comply with UL file code 489 one the secondary circuit breaker with
UL file code 1077. All components must conform to It.- IPIO finger safe design to
protect against accidental contact. All internal power wl ing must be 90 C rated per
UL508A. Size power wire in accordance with UL508A Table 28.1. Control panel must
meet 65,000 SCCR Rating.
5.7"COLOR TOUCHSCREEN INTERFACE
The touchscreen interface shall be flush mounted in the door of the control panel.
The following data shall be accessible through the operator interface:
I. System status including flow rate (GPM), current , ystem pressure and setpoint, pump
run status, the current speed of the pumps (in % , and the method of speed
control.
2. Usage history shall record the maximum instanton= ous flow, along with the date and
time. Overall and current day totalized flow, puml starts, and pump run hours are
also recorded. Usage history may be reset.
3. A Set Points Menu system for adjusting setpoints Display and adjust flow, pressure,
differential pressure, VFD speed, power, minimum speed, lead pump shutdown mode,
and tank pressurizer set points and time delays. I'estore to either factory defaults
or the last saved field defaults. Protect adjustab a settings with a password.
4. Alarm History of the past 200 alarms. Each log shall include individual pump run
status, system pressure and run setpoint, alarm t) )e and the date and time.
5. Alarm List of all possible alarms and their currer status.
6. Startup instructions and checklist.
The HMI shall include a method for transferring data
I. Alarms shall automatically copy to an installed ca ipact flash drive.
2. Include fault codes from the PLC and the VFD.
3. Copy usage data to the drive daily.
4. Data shall be stored in a text file, readable by m n-proprietary software.
5. HMI Software shall allow for program changes to the HMI and PLC to be
transferred via the compact flash drive.
PROGRAMMABLE LOGIC CONTROLLER
The PLC manufacturer shall be clearly marked on the I ontroller, and non-proprietary. The
PLC shall be installed on the control panel backpan, ni t the door, to protect it from
damage. The PLC shall continue to function even if thi touchscreen is broken, damaged,
or removed.
VARIABLE FREQUENCY DRIVES
Each pump shall have its own variable frequency drive tith the following features:
I. Voltage source, GTR or IBGT power transistor ba ed inverter - PWM Type
2. Use a high carrier frequency to reduce drive and notor noise
3. Shall be capable of operating in an ambient temp :rature between 15 degrees F and
100 degrees F and a line voltage variation of les! than 10 percent.
4. Self protection features shall include: under voltag I and over voltage protection,
current overload protection, short circuit protection power failure protection, ground
fault protection, and over -temperature protection.
5. Include a four -digit LED readout to indicate the f plowing: drive enabled, output
frequency, and all VFD fault conditions.
6. The drive shall automatically restart after any of Ile following: overload over -voltage,
converter over -current, inverter over -current, or power failure.
7. The following drive parameters shall be user adju: 'able: acceleration speed (I to
300 seconds), deceleration speed (I to 300 sect ids), minimum speed, and
maximum speed.
8. The drive shall have a front mounted "HAND-OFF -AUTO" selector switch and a
potentiometer for adjusting drive speed in the "HA JD" position.

provide dust protection to an externally -mounted drive. I" installing inside an
enclosure, provide thermostat -controlled ventilation, size( according to manufacturer's
instructions.
PRESSURE TRANSMITTERS
Digital pressure transmitters shall be connected to the suction and system headers. The
transmitter shall have 1.0% accuracy, stainless steel wetted parts and a waterproof
enclosure. Transmitter shall be IP67 rated, and capable of withstanding over
pressurization of double its range. The transmitter shall use a digital 1-6 kHz pulse
output that can be directly sent to a programmable logic controller (PLC) without requiring
an additional analog module for measuring current. The transmitter zero set point must be
capable of field calibration.
INSTRUMENTATION
Each system shall have pressure gauges for indicating suction and system discharge
pressure, and control power light. All pump or header -mounted pressure gauges shall
be 4Yz"glycerin filled gauges. All panel mounted gauges shall be 2 1/2"glycerin filled
gauges. Gauges shall have a stainless steel case and crimp ring, copper alloy movement
with the case connection sealed with EPDM 'O"-ring. Gauges shall be according to ASME
B40.100, Grade A and shall have an accuracy of 1% of span.
EMERGENCY CONTROLS AND ALARMS
Furnish temperature relief valves at each pump, low suction, low system and high system
pressure alarms, indication of first activated alarm, pulsing alarm horn with silence
function, and individual alarm auxiliary contacts, time delays, and indicating lights. Provide
backup sequencing and controls to provide temporary operation when the touchscreen or
PLC is inoperable or removed.
FACTORY PREFABRICATION
The system shall be factory prefabricated. Furnish flanged schedule 40 suction and
discharge headers, which can be reversed in the field. All branch and header wetted parts
shall be minimum 304 stainless steel. The only field connections required will be to
system headers, tank, over -temperature drain tube, and one incoming power connection at
the control panel.
All skid members must be properly designed structural steel members to adequately
support the weight of the entire system and resist bending during transportation.
To minimize leak points, all branch and header connections shall be flanged or welded
with the only threads located at the pump discharge.
FACTORY TEST AND CERTIFICATION
The booster system and its component parts shall undergo a complete operational flow
test from zero to 100% design flow rate under the specified suction and net system
pressure conditions. This flow test shall be performed by supplying the control panel with
the specified incoming voltage. Each pump's performance shall be tested over its full
range of flow. All adjustments shall be set and all functions verified. Components shall
be tested for hydraulic shock, vibration, or excessive noise. Any parts found to be
defective must be replaced prior to shipment. Full documentation shall be maintained by
the manufacturer showing flow rates, pressures, and amp draws for future service and
troubleshooting. In the Operation and Maintenance Manuals, include an X-Y graph of
system pressure -flow performance, when required.
FIELD PIPING
The contractor shall install the system adjacent to a floor drain sized in accordance with
local code. This drain is to prevent building damage in the event of seal failure and to
receive over -temperature protection discharge. The contractor shall pipe the temperature
relief valve discharge line to the drain. To reduce the possibility of damaging vibration,
the contractor shall install the pump system on a flat housekeeping pad, bolted and
grouted in place. The pump system shall be piped with a bypass and isolation valves,
and with flexible connectors at the header connections.
SYSTEM WARRANTY
The complete pumping system shall be guaranteed in writing by the manufacturer for a
period of one year from date of startup or eighteen months from shipment, whichever
comes first, against defects in materials and workmanship. Warranties and guarantees by
the suppliers of various components in lieu of single -source responsibility by the
manufacturer will not be accepted. The PLC, Touchscreen HMI, and VFD's shall also be
warranted for 5 years by a single third -party.

MAY BE REQUIRED ON LOWER BUILDING FLOORS TO KEEP PRESSURE BELOW
80PSI. CONTRACTOR IS RESPONSIBLE TO ENSURE INTEGRITY OF BUILDING
WATER SYSTEM PIPING IS MAINTAINED WHEN PUMP IS ACTIVATED.
ESPECIALLY AT INTERFACES/CONNECTIONS BETWEEN COPPER OR CAST IRON
PIPE AND PVC PIPE.
