The waiver request is for a proposed accessory metal building to an existing single family residence located at 8680 Hidden Pines Rd., Fort Pierce. Pursuant to Section 7.04.01(C-3) of the St Lucie County Land Development Code, the Planning and Development Services Director has the authority to grant administrative relief, when . topographical conditions are such that compliance with this subsection would be impracticable or cause grade level conditions detrimental to adjacent or nearby property, consistent with the intent of the Flood Protection regulations and any other applicable portion of this Code. The Planning and Development Services Director has granted your request for administrative relief of the finished floor elevation based on the following determinations: 1 The proposed metal building is in Flood zone X. 2 The elevation of the center line of adjacent road is 97.05' NAVD. 3 The existing slab for the proposed building was approved and finaled under separate permit. The slab has a finished floor elevation of 96.84' NAVD which is 0.21' below the center line of the road. 4 Raising the proposed finished floor 18" above the center line of the road would be impracticable and cause grade level conditions detrimental to adjacent or nearby property. 5 The metal building,will be an accessory structure to the single family residence. This approval does not in any way constitute authorization to begin construction. Prior to the commencement of any construction on this property, an application for specific building permit must be obtained from this department. F ely,Oso , AICP ng Development Services Director cc: Monica Graziani, Building and Code Compliance Manager Carl Peterson, Building Official Debra Zampetti, Zoning Supervisor Attention Leslie Olson, AICP, Planning and Development Director' I am Kyle Montgomery writing you this letter on behalf of my grandmother Edwina Markowski requesting an elevation waiver based off the St. Lucie Land Development Code chapter 7.04.01 C-3. I had previously requested a permit to pour a concrete foundation at 8680 Hidden Pines Road Fort Pierce, FL 34945. The plans I submitted included engineered concrete plans for the future metal building, survey that shows future area for metal building. My permit was approved for the concrete. All inspections passed. The building company applied for the building permit which was denied. It was brought to my attention after all concrete was poured that there was a certain elevation that needed to be met. The elevation was 18" above the crown of the road (elevation of the crown of the road is 97.05') My concrete slab for the building comes int at 96.84'. The elevation of the house is at 100'. These elevations were provided to Monica Graziani by my surveryor Ted Phillips. Due to I was approved for my concrete slab without knowledge of there being a St. Lucie Building code for elevation I am requesting a waiver for my elevation.
