AN ORDER GRANTING APPROVAL FOR A MINOR SITE PLAN KNOWN AS DRAWDY OFFICE PARK, PHASE Il 2REAS, the St. Lucie County Community Development Director has reviewed the application for plan approval submitted by Culpepper & Terpening, Inc., reviewed the comments of the St. e County Development Review Committee on this application,, and made the following 1. Drawdy Office Park, Phase 11, is an existing 5,743 square foot office facility located on the south side of West Midway Road, approximately 1,320 feetwestof South 25'" Street in the CO (Commercial, Office) Zoning District. The applicant is proposing.the addition of 16,307 square feet of space in four buildings for total of 22,050 square feet. 2. The Development Review Committee has reviewed the site plan for the proposed project and found it to meet technical requirements of the Land Development Code and to be consistent with the St. Lucie County Comprehensive Plan. 3. The project is consistent with the general purpose, goals, objectives, and standards of the St. Lucie County Comprehensive Plan and the St. Lucie County Land Development Code. 4. The project will not have an undue adverse effect on adjacent property, the character of the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the public health, safety, and general welfare. 5. All reasonable steps have been taken to minimize any adverse effect of the proposed project on the immediate vicinity through building design, site design, landscaping, and screening. 6. The project will be constructed, arranged, and operated so as not to interfere with the development and use of neighboring property, in accordance with applicable district regulations. 7. The project is to be served by adequate public facilities and services. B. ORDERED: Pursuant to Section 11.02.03 (D) of the St. Lucie County Land Development Code, the proposed minor site plan known as Drawdy Office Park, Phase II, is hereby approved as shown on the site plan drawings for the project prepared by Culpepper & Terpening, Inc., dated August 27, 2003, and received by the St. Lucie County Community Development Director on August 28, 2003, on the property described as follows: A PARCEL OF LANDLYING IN SECTION 5, TOWNSHIP 36 SOUTH, RANGE 40 EAST, ST. LUCIE COUNTY, FLORIDA. THE EAST % OF THE SOUTHEAST'/. OF SECTION 5, TOWNSHIP 36 EAST, RANGE 40 EAST, ST. LUCIE COUNTY, FLORIDA, LESS MIDWAY ROAD RIGHT-OF-WAY. (TAx ID. #: 3405-421-0001-000/2) (Location: South side of West Midway Road, approximately 1,320 feet west of South 25'" Street.) The approval periods described in Administrative Order CD-03-024 shall remain in full force and effect. The approvals granted by this administrative order shall expire on September 3, 2005, unless an extensionis granted in accordance with the provisions of Section 11.02.06 of the St. Lucie County Land Development Code. The Final Site Plan approval granted -under this resolution is specifically conditioned to the requirement that the petitioner, Drawdy Office Park, Phase II, including any. successors in interest, shall obtain all necessary development permits and construction authorizations from the appropriate State and Federal regulatory authorities including, but -not limited to; the United States Army Corps, of Engineers, the Florida Department of Environmental Protection, and the South Florida Water Management District, prior to the issuance of any local building permits of authorizations to commence development activities on the property described in Part A. A copy of this Order shall be attached to the site plan drawings described in Part A, which plan shall be placed on file with the St. Lucie County Community Development Director and mailed, return receipt.requested to the developer and agent of record as identified on the site plan applications. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this order. If this order expires or otherwise terminates, the certificate of capacity shall automatically terminate. This order shall be recorded in the Public Records of St. Lucie County.
