Griffin, Environmental Resources Director (FROM: Benjamin Balcer, Environmental Regulations Manager .TE: January 7, 2019 Dixieland Townhomes Site Development Assistance ThJ, Environmental Resources Department (ERD) has received the December 27, 2017 date stamped resubmittal req esting site development assistance approval, in order to develop five (5) duplex units within a vacant 0.953- acrtarcel. The parcel is located on the south side of Dixieland Drive, east of US Hwy 1, in Fort Pierce. Finngs The l roperty does not contain any intact native habitat. The proposed project will impact three (3) native laurel oak tree totaling 50 inches in diameter at breast height (DBH) and eight (8) sable palms. The tree mitigation will be satis ied through the onsite preservation of the remaining 56 inches DBH of laurel oak trees and relocating the eight (8) s ble palms within the perimeter landscape buffers. All Category I invasive species, specifically Brazilian pepper treesi will be removed per the included condition of approval. A L dscape Plan designed by Scott Barber Designs L.A., dated December 21, 2018 has been reviewed and appr ved by ERD staff. 1) P' for to issuance of a Vegetation Removal Permit or Exemption, the developers, their successor or assigns, shall c nduct a pre -construction meeting with construction personnel and Environmental Resources Department s ff, to verify vegetation and preserve area protection measures have been installed. 2) Por to the issuance of a Certificate of Occupancy for the first residential building, all Category I invasive v getation shall be removed from within the property boundary [Land Development Code Section 7.09.05]. 3) T 'e issuance of County development permit does not in any way create any rights on the part of the applicant to i�btain a permit from a state or federal agency and does not create any liability on the part of the County if th applicant fails to obtain requisite approvals or fulfill the obligations imposed by a state or federal agency or un ertakes actions that result in a violation of state or federal law. 4) Alljother applicable state or federal permits must be obtained before commencement of the development.
