October 8, 2018 ATTN: Royal Fence Corp. and Lennar Homes RE: Riverbend Fence Variance — Lot 2 -13196 Wheaton Lane The Riverbend Property Owners Association approves the allowance of a fence to encroach into the particular 15' Landscape Maintenance Easement along the rear property line of the referenced homesite subject to the following: • The fence may encroach into the Landscape Maintenance Easement but must be made out of bronze aluminum rail and must allow for sufficient drainage underneath the bottom rail. • In the event that the fence has to be removed or is damaged for easement access by an authorized third party, it is the homeowner's responsibility to remove, replace and/or repair the fence at the homeowner's sole expense.
