Eschol McKuhen 1738NW8"St Okeechobee, FL 34972 RE: Finished floor waiver Dear. Mr. McKuhen: PLANNING AND DEVELOPMENT SERVICES DEPARTMENT Planning Division SCANNED BY St Lucie County 8o—oaoz, Please accept this letter in response to your written request received November 30, 2018 to waive the finished floor elevation of 18" above the crown of the road. The waiver request is for a proposed attached storage area to an existing single family residence at 26 Aqua Ra Dr., Jensen Beach. Pursuant to Section 7,04.0l(C-3) of the St. Lucie County Land Development Code, the Planning and Development Services Director has the authority to grant administrative relief, when topographical conditions are such that compliance with this subsection would be impracticable or cause grade level conditions detrimental to adjacent or nearby property, consistent with the intent of the Flood Protection regulations and any other applicable portion of this Code. The Planning and Development Services Director has granted your request for administrative relief of the finished floor elevation based on the following determinations: 1 The proposed finished floor elevation will be at 6' NAVD which is 1.38' above the center line of the road and the same elevation of the existing lowest floor of the house. 2 The center line of the adjacent road is 4.62' NAVD. 3 The existing single family residence is at 6' NAVD. 4 The property is in Flood zone AE-6. Flood vents will be installed to minimize future flood damage, as indicated on the building plans with the building permit. 5 Raising the finished floor elevation 13" above' center line of the road will cause the floor of the storage area to be 0.12' higher than the fmished floor elevation of the house. This approval does not in any way constitute authorization to begin construction. Prior to the commencement of any construction on this property, an application for specific building permit must be obtained from this department. Please feel free to contact me at (772) 462-2822 if you have any questions. This would reduce the finished floor elevation of this storage area to 6.0 and I am prepared to install approved flood vents per the plans on file in your office. i Enclosed is a copy of the survey showing the elevation at the centerline of road. I understand there is a $50.00 fee for an administration waiver and it may be added to the permit fees. Thank you for your time and consideration.
