CERTAIN PROPERTY LOCATED IN ST. LUCIE COUNTY; FLORIDA u
WHEREAS, the Board of Adjustment of St. Lucie County, Florida, based on .the testimony and
evidence, including, but not limited to the staff report, has �Made.the following determinations:
1. Petition of Paul Sasseville for a variance from the provisions of Section 7.04.01� (Table 7-
10) Lot Size and Dimensional Requirements of -the St: Lucie County Land, Development
Code to permit the construction of_a single-family residence to exceed the maximum lot
coverage by 3.7 percent for a property located at 25 Majestic Way, in the RS-4
(Residential, Single -Family - 4 du/ac) Zoning District.
2. On April 25, 2018, this Board .held a public hearing on the petition, after publishing a
notice of such hearing, installing a sign on property and notifying by mail all owners of
j property within 500 feet of the subject property.
After consideration, of the testimony presented`.during the public hearing, including .staff
comments, exhibits, and the standards of review for granting variances set out in Section
10.01.02, St. Lucie County Land Development` Code, the Board of Adjustment has made
the following determinations:
The requested variance meets the standards of review as set forth in Section 10.01.02,
St. Lucie County Land Development Code and is not in conflict with . the goals,
objectives, and policies of the St. Lucie County Comprehensive Plan, because
a. The variance does not impair or otherwise injure other property values in the
area in which the subject property is located,
b. The variance request received approval from the Queens Cove Hoare Owners
Association;
c. The number of adjacent, property owners in favor of the variance request,
matched those in opposition; and
d. The proposed single-family residence complies with all other applicable minimum
district requirements, including setbacks.
THEREFORE, BE IT RESOLVED by the Board of Adjustment of St. Lucie County;
A. The petition of Paul Sasseville for a variance to permit the construction of a single-family
residence to exceed the maximum lot coverage by 3.7 percent for the property depicted
on the attached boundary survey as Exhibit "A° and described as follows:

B. Based on the evidence presented, this variance is approved.
C. This variance. shall expire twelve months from the date of adoption unless a building
permit is.approved or an extension is granted in accordance with Section 10.01.06, of
the St. Lucie County Land Development Code.
D. This Order shall become effective upon the date indicated below: An appeal from the
Board of Adjustment's action may be processed within thirty. (30) days in accordance
with Section 10.01.07;-'of the St. Lucie County Land Development Code.
E. This Order shall be recorded in the public records of St. Lucie County.
