UNITY OF TITLE DECLARATION
For and in consideration of development permits or approvals provided, or to be provided,
by St. Lucie County, or other governmental entities having jurisdiction, WHEELS LEASING LLC,
a New Mexico limited liability company ("WHEELS") and WHEELS LEASING II, LLC, a
New Mexico limited liability company ("WHEELS II"), (WHEELS and WHEELS II,
collectively, "Declarants"), whose address is 2590 North Kings Highway, Fort Pierce, Florida,
34951, hereby declare, to wit:
WITNESSETH:
WHERE)AS, Declarant, WHEELS, is the owner of real property more fully described on
Exhibit "A" hereto ("Wheels Property") pursuant to Warranty Deed of conveyance dated May 3,
2019, recorded in Official Records Book 4265, page 2316, of the Public Records of St. Lucie
County, Florida (Parcel ID #1336-211-0000-000-3); and
WHEREAS, Declarant, WHEELS II, is the owner of real property more fully described on
Composite Exhibit `B" hereto ("Wheels II Property") pursuant to a lot split made in respect of PDS
Order 2020-042 duly recorded in Official Records Book 4455, Page 1950, of the Public Records of
St. Lucie County, Florida (part of Parcel ID #1336-240-0000-000-3); and
WHEREAS, Declarants wish to conjoin both the Wheels Property and the Wheels II Property
as a single separate and distinct Property for development purposes by this Declaration.
NOW, THEREFORE, in consideration of the premises above set forth, including the
development approvals requiring this Declaration, Declarants hereby agree and declare to restrict its
Property in the following manner:
1. All of the Exhibit "A" property and the Composite Exhibit "B" property shall
hereafter be considered by WHEELS and WHEELS II as one plot or parcel of land such that no
portion of either thereof shall be sold, transferred, devised, or assigned separately and distinct, one
from the entire parcel of property adjoined by boundary description and sketch of description, as
more fully set forth on Composite Exhibit "C" hereto.

2, Declarants further agree and declare that this unity of title condition, restriction and
limitation shall be deemed a covenant running with the Wheels Property and Wheels II Property at
law, and in equity, and the same shall remain in full force and effect and be binding upon the
Declarants, and their successors and assigns, until such time as the same may be released by
recordable instrument given by St. Lucie County or other governmental entity requiring the same.
3. Declarants agree that this instrument shall be spread upon the Public Records of St,
Lucie County, Florida.
