Fly betore the expiration ot this lease that this laid lease shall beoome operative ae of the
next &uooeeding Karoh 1 tollowing the oomplete extermination ot sai4 Mediterranean Fly.
(p) It i8 further understood and agreed between the lessor and the less.e that the lessee
will not be liable tor any damage done to the truit tree. or property by any person or persons
other than suoh damage done by the lessee, its agents and servants.
PROVIDED, HOJEVER, that if the sald rent, or any part thereot, reserved under this lease,
or the payment ot One Dollar (tl.OO) per field orate upon all oitrus fruit pioked upon said
grov9 at any time be in arrea1'6 or unpaid. and witho\1.t any delJand bei1lB made thereof, or it
the lessee, its assigns and suooessors, shall fail to keep and perform any ot the ocvencnts,
agreements or oonditions of this lease on its part to be kept and performed, the said lessor,
his heirs or assigns, may enter into said premises bnd have, re-poss8SS and enjoy the same, as
if this lease had not been made, and thereupon this lease and everything herein oontained on
the part of the lessor to be done and performed shall oease, terminate and be utterly void;
with pre~dioe, however, to the right of the lessor to reoover from the lessee, its suooessors
and assigns any or all money due the lessor up to the time of suoh entry.
In oase of suoh default and entry by the lessor all improvements ..de to the grove and
oitrus trees upon said premises shall aooure to the lessor, and the lessor shall not be liable
f~r any improvements thus made; and the lessee shall immediately deliver to the les80r a ~it-
olaim dted to said property.
It is further agreed that all rent and money due by the lessee to the lessor under the
terms of this lease shall be paid to Dunbar H. Johnson, Jr., the attorney and authorized agent
of the lessor at his offioe at 811 City National Bank Building, Kiami, Florida, or at ~oh
other plaoe as the les80r may at any time des1gnate in writing to the lessee.
The s~id lessor,- for himself, his heirs and assigns hareny ooven6nts and agrees with the
lessee, its 8UooeS8ors and assigns, that the 8aid lessee, paying the rents and keeping-and per-

forming the oovenants of this lease on its part to be kept and performed, sald lessee shull
peaoeablyand quietly hold, oocupyand enjoy said premises during said term.
