duly reoorded and delivered to said oompany and in pursuanoe of a trust agreement dated the

and other good and valuable oonsiderations in 'hand paid, does hereby grant, sell and oonvey
unto said party of the second part, the tollowing desoribed real estate, situated in St. Luoie
Oounty, Florida, to-wit:

Book 5, Page 57 ot St. Luoie County reoords.
together with all the tenements and appurtenanoes thereunto belonging.
TO HAVE AND TO HOLD the same unto said party of the seoond part, and to the proper use,
benefit and behoof forever of said party of the seoond part.
This deed is given 8ubJeot to the following express oonditions, restriotions and llmita-

as oovenants running with the land herein oonveyed and whioh shall be binding alike upon the
heirs, personal representatives and assigns of the party ot the second part, who by aooept-
anoe of t~s deed agrees to abide by and pertorm said restriotions, limitations and oonditions
as one ot the express oonsiderations ot these presents:
No building shall be ereoted or oonstruoted on said land ot a less oost than ~5000.00,
and all residenoes in said San Luoie Plaza shall be oonstruoted of ooral rook, oonorete, stuooo,
oonorete blook, hollow tile, briok or mixed oonstruotion, or vene~red with ooral rook or briok,

harmonious types of arohiteoture, and the aforesaid amount shall be aotually expended on oon-

No building shall be oonstruoted or ereoted on any ot said land until atter the plans,
speoifioations and looation of the same shall have been approved by the party ot the first part,

No building other than one residenoe building and one private garage shall be ereoted on
any residential lot, without the wriUen oonsent ot party of the first part and no building
shall be ereoted at a less distanoe than 26 feet from the front line ot anJ lot, or at a less
distanoe than 3 feet from the side line of anJ lot, or at a less distanoe than 5 feet trom the
its suooessors, representatives or assigne.

That no unlawful or immoral use shall be made of the premises hereby oonveyed, nor shall
the same, nor any part thereor, nor any interest therein, be sold, leased or o'herwise oonveyed
to any person other t~ the Oauoa8ian raoe, provided that nothing herein oontained shall pre-
vent the keeping and maintaining ot sorvsnts on the said property for reasonabl~ tamily use.
No outside toilet shall be permittet in any part ot said subdivision but there shall be
oonstruoted by said seoond party in oonneotion with any residenoe on any of said land, a septio
tank in aooordanoe with speoifioations approved by the party of the tirst part in writing.
No signs or ~ll1boarda of any kind or oharaoter shall be exhibited, dieplayed, oonstruot-
ed or ~intain6d in said subdivision without the written oonsent of the party ot the first part.
