10.00.03. -Nonconforming Structures.
A. Authority to Continue. A nonconforming structure devoted to a use permitted in
the zoning district in which it is located may be continued in accordance with the
provisions of this Code.
B. Ordinary Repair and Maintenance. Normal maintenance and repair of
nonconforming structures may be performed.
C. .E-xpans oisa Any expansion of a nonconforming structure shall be in conformance
with the provisions of this Code. This shall not prevent expansion as long as the

D. Relocation. A nonconforming structure that is moved shall thereafter conform to
the regulations of the zoning district in which it is located.after such move.
E. Termination Upon Damage or Destruction.
1. Any part of a nonconforming structure that is damaged or destroyed to the
extent.of fifty percent (50%) or more of the assessed value of said structure
shall not be restored unless that part conforms to the provisions of this Code.
2. If St. Lucie County or a portion thereof is declared a disaster area by the
Governor of the State of Florida or the President of the United States, as a
result of a hurricane, tornado, flood, or other similar act of God, then the
provisions of Section 10.00.03 shall be hereby modified to allow within the
declared disaster area the replacement or reconstruction of structures on or
in the location of the original foundation, except that the any replacement
construction must comply with the applicable provisions of Section 6.05.00
and Section 13.00.00 of this Code, provided, this modification to county
regulations to allow the replacement or reconstruction of nonconforming
structures shall not effect the application and enforcement of state or federal
laws and agency regulations regarding replacement or reconstruction of
nonconforming structures.

1.) Kitchen has been redesigned.
2.) Owner's Suite has been redesigned.
3.) The size of the Screened Terrace has been reduced.
4.) The Owner's Suite & Office windows have been revised.
5.) Mechanical Room & Pantry area have been redesigned..
6.) The new roof at the Owner's Suite has been raised in height to match the
roof at the Dining Room.
7.) The kneewall framing at the Office window seat has been revised to
concrete block with 2" x 8" wood framing above.
8.) The Electrical & HVAC Plans have been revised to reflect the above
modifications.
These revisions are acceptable to the architect & are reflected & clouded on the
attached building plans.

The Electrical Load Calculations have been revised to reflect the existing
conditions & equipment. The existing 150 amp panel in the Garage will be
removed & replaced with a new 200 amp panel. The 100 amp sub panel will be
installed in the Laundry as is indicated on approved plans.
These revisions are acceptable to the architect & are clouded on the attached
revised plans.
