Final Review of Traffic Impact Analysis
Kimley-Horn has reviewed the traffic impact study (dated June 4, 2021) prepared by Traffic Mobility &
Consultants (TMC) related to the above-mentioned project. The proposed project consists of a 103,200
square-foot storage facility and 27,481 square feet of space for RV/boat parking on the south side of Miramar
Road, east of Turnpike Feeder Road in St. Lucie County.
The total trip generation potential for the proposed development is 197 daily trips and 22 PM peak hour trips
(10 entering/12 exiting). Access to the site is provided via one proposed full access driveway connection on
Miramar Avenue and one existing left-in/right-in/right-out shared driveway connection on Turnpike Feeder
Road.
The analysis demonstrates that the study area roadways and intersections will operate acceptably upon
project buildout. Additionally, ingress turn lanes are not warranted at the project driveway on Miramar Avenue
based on the projected ingress traffic volumes.We have no further comments for the applicant at this time.
