COMMON OAK ENGINEERING, LLC 1209 EDGEWATER DRIVE, SUITE 100 ORLANDO, FL 32804 Location Exhibit A new air conditioned 3- story self storage building with projecting facades and varying heights and materials. •Vehicular access into the interior of the building for loading. •Secured and covered R/V and boat storage bays. •Preserved and enhanced landscaping with offsteet parking, sidewalks with pedestrian access to the building and roadway, public utilities and a stormwater treatment and management facility. Site Plan •Shared driveway access is proposed to Indrio Crossings, and a second driveway is proposed to Miramar Ave. •Driveway access to Turnpike Feeder Rd is restricted by FDOT. •Due to the recent roadway work for Turnpike Feeder Rd, the existing intersection between Miramar Ave and Turnpike Feeder Road has been restricted to right-in and right- out. Site Plan Variance Request •A variance to allow a driveway with left turn movements to located less than 350 feet from the Turnpike Feeder Road parallel building line •A variance to allow the edge of a driveway less than twenty-five feet from the side property line. Staff report Variance is unique to the land criteria: •Staff report: •The variance does not entirely arise from conditions that are unique to the land. •LDC conflict is created by the actions of the property owner. •Additional access to the property is being provided to the south. Important Considerations •The property frontage along Miramar Ave is not long enough to meet the 350 foot driveway setback. •Projected trips to Miramar Ave is only 72 average per day, and only 6 left turns movements are anticipated. •Turnpike Feeder Rd intersection is restricted to right-in and right-out, which reduces the number significantly. •The proposed Miramar Ave driveway is important for the customers that live immediately to the north and northeast. Road Map Exhibit •Staff report: the requested Miramar Ave driveway promotes access off a lower classification roadway. •Staff Report: typically, driveway access is would be recommended to the lower classification side road. •Staff report: the proposed secondary access point allows for increased traffic distribution rates and increased clearing times by sending approximately 71 daily trips to the proposed Miramar Ave driveway. •Staff report: the proposed shared access promotes synergy and directs trips off the higher classification roadway. Conclusion •Staff report: the approval of this request will have no negative impact on property values, and the project has been found to be compatible with surrounding properties. •The proposed secondary driveway access promotes positive traffic distribution and thereby better operations for the higher classification roadway (Turnpike Feeder Rd). •The shared access connection with Indrio Crossings provides cross access to adjacent commercial properties and directs trips to important planned driveway access points.
