The project proposes 725 enclosed, air- conditioned, storage units along with forty-threen(43) RV and boat exterior storage stalls, within the CG (Commercial, General) Zoning District, to be known as the Self-Storage Kings Highway. Background The subject 4.47-acre vacant property is located at the southeast corner of Miramar Avenue and Turnpike Feeder Road. The parcel is zoned CG (Commercial, General), which is con- sistent with the COM (Commercial) Fu- ture Land Use designation and is located within the Urban Services Boundary (USB). Water and wastewater services are to be provided from St. Lucie County Utilities. Previous Action On April 28, 2021, the Board of Adjust- ment, granted a Variance from the provi- sions of St. Lucie County Land Develop- ment Code (LDC) Section 7.05.06. C. 2. f (3) to allow a driveway with left turn movements to be located less than 350- feet from the Miramar Avenue parallel base building line. This authorized a full access driveway, with left-turn move- ments, 176-feet east of the required parallel base building line. This action also accepted a reduced side setback for a driveway to serve the proposed non-residential development. Planning & Zoning Commission The Planning & Zoning Commission held a public hearing on May 20, 2021 and voted unanimously to forward the Conditional Use Permit with a recom- mendation of approval with conditions to the Board of County Commissioners. Notice Requirements Public hearing notice was placed in the St. Lucie News Tribune on June 24, 2021, letters were sent to all property owners located within 500 feet of the subject property, and a sign was placed on the property.
