The Conditional Use Petition and Major Site Plan conform to the
Standards of Review set forth in St. Lucie County Land Development
Code Sections 11.02.07 & 11.07.03 and are consistent with the Goals,
Objectives, and Policies of the St. Lucie County Comprehensive Plan.
Staff recommends the Board of County Commissioners approve the
Conditional Use Permit and Major Site Plan, subject to the following
conditions of approval:
Any alternative use proposed for the facility will require a
Conditional Use Adjustment.
It shall be prohibited to initiate boat engines onsite between the
hours of 11 p.m. and 7 a.m.
Prior to Major Site Plan approval, the applicant shall provide a
photometric plan that demonstrates compliance with LDC
Section 7.09.04(K).
Prior to issuance of Certificate of Occupancy, all Category I
invasive plant species shall be eradicated from the site.
