For clarification, I denote the structure is "an eligible historic structure" located at 5204 Citrus Avenue. It is not technically subject to the Secretary of Interior Standards, in a regulatory sense. My review was intended to be advisory, including suggestions as to preserve the historic architecture, character and craftsmanship that make typify the structure's significance and eligibility for local designation. If there's future interest in pursuing "designation" of the structure as locally significant, please let me know! t Nonetheless, my note pertaining to the balcony should have included; (with French doors) as clarified below: Replacement of non -original windows on the south elevation (with French doors) to provide access to new "balcony" over reconstructed porch. I will work to update the building fabric notes, and would love to visit/tour the site while under rehabilitation/construction to document the efforts. Our intention is to keep the house in it's most original form as it was built. I have attached a separate explanation of plans for Kori. It was never disclosed to us until this day that our home was registered in the historical society. I had researched prior to closing to be sure of what this could entail. But did not find this address to be located on a national registry list. We are still working on our electrical bid and should have that soon so I can send it to you. As far as the survey, we had called ahead of time and a gentleman in the Plan Review department told us that a survey wouldn't be necessary since we were renovating and not changing the property footprint. Please confirm. I have a pdf version of the survey but not the original as we were living out of state C and never received the final in the mail. The surveyor has been difficult for me to reach this week. Also, per your request I will have the parcel's merged and should be able to provide the appraisal district a copy of our request tomorrow, in person. Please advise of any other items that you see that could possibly delay start up as we are most anxious to make this home beautiful once again. Thank you for your time on our soon to be "new home." Should you need to see one of these windows, please refer to their website. You should be able to view one in its entirety there. I feel this product to suit my needs, and yes, they will be a great addition to the existing non -original windows in the home now. We are replacing the windows upstairs in the two bedrooms on the south side with French doors (not windows as referred to in your comments) in order to gain access to the porch on the south side. The porch is masonryand I see where your records reflect that the home itself is masonry. Since the home is, in fact, stucco frame also you might want to correct your records accordingly. As much as I would like to save the existing porch structure, it is too ridden with termite damage to do so. I have had two builders and an engineer on site to make sure of this prior to making the hard decision to rebuild this area of the home. In rebuilding the porch, we intend to mimic the existing stucco design as closely as possible. We intend to repair the stucco around the building as needed and repaint the entire home white which is the color it has been from the beginning. Dark accents will be used to bring out some of the character of the home. As to a driveway on the existing garage (non -original also), I am not sure at this time, as to driveway and/or driveway material. The roof of the garage has suffered some damage over the years so it is our intent to repair it and re -roof that section as necessary. Our intention from seeing this home in the beginning was to preserve as much of the character of the home as possible. We are totally in love with this home and its history and do not want to take away anything from its look, its incredible background, and its charm! I have reviewed the following proposed exterior alterations: Reconstruction of the southern porch, to include: o Reconstruction with same core design/features o Addition of balcony hand -rails o Replacement of non -original windows on the south elevation to provide access to new "balcony" over reconstructed porch Replacement of non -original windows throughout structure (no style/material of windows denoted, i.e. 2/2, 4/4, 6/6) New garage door opening on what appears to be a non -original garage at the north east comer of structure. o Will a driveway to this new door be paved? Repair/reroof of garage. In review of the proposed scope of work, it appears Secretary of Interior Standards 2, 5, 6, and 9 are applicable to evaluation of the alterations and feature replacement(s). My general notes, request for additional information, and encouragement are as follows: i An encouragement is to repair the southern porch, rather than replace, if possible. As it appears the severity of deterioration requires replacement of this, it's appreciated that the the new feature will match the old in design, color, and texture. Based upon our records, the home and porch are of masonry construction whereas the proposed porch replacement is designed as wood frame. Secretary of Interior Standard 6 would suggest "where possible", the replacement porch reflect the same "materials". I would encourage the owner/applicant to document the replacement of the porch, in some manner, to distinguish it as a replacement. • Please provide the design and material of the proposed windows to replace the non -original windows. If the owner/applicant has not selected windows, our team is available to discuss period appropriate configurations or options. The proposed balcony railing provides a modern use of this space, while ensuring occupant safety. It appears the owner/applicant have placed great attention to detail in assimilating this new feature with the principal historic structure, generally complying with Standard 9. Essentially, the only requested information is the proposed windows for the home, however I imagine what is proposed will be an improvement over the non -original windows present.
