Allterra's services have been performed to meet certain requirements of chapter 18 of the 2017 Florida Building Code and local amendments. This report is Allterra's instrument -of -service provided for sole reliance and use by Bob Garnett Construction. Third parties may read this report for information purposes only. PROJECT AND SCOPE Reference Documents. A copy of 8 drawings by Ruth Haggerty, PE were provided for Allterra's reference. Proiect Information. The project contains a 2-story custom home at the subject property. According to the cover drawing, approximate building footprint is 1922 square feet. According to drawing 2.3, footings are to bear on soil with an allowable bearing capacity of at least 2500 pounds per square foot. Footings sizes are 18-inch-wide continuous footings and 24-inch-wide square footings. Scope and Constraints. Allterra was tasked with performing soil -test borings to validate the foundations design, and providing recommendations building -pad preparation or alternate foundation design, if warranted. Specific information on design wall and column loads has not been provided at this time. For purposes of this report, Allterra assumed maximum wall load of 3200 PLF and maximum column load of 12 tons for the two-story extension. If actual loads are greater, the conclusions and recommendations of this report may warrant change. CONCLUSIONS Foundations. The presence of loose sand in the near subsurface, as encountered for this site, is problematic for shallow foundations such as conventional or monolithic -slab footings. Loose sand is subject to excess settlement under applied structural load and possible bearing -capacity failure. This condition can be corrected by compacting the soil to a minimum of 95% of the maximum -dry -density. The proposed footing design of 18-inch wide square footings and 24-inch wide square footings bearing at least 24 inches below grade is acceptable. A properly prepared building pad can develop a net allowable bearing pressure of 2500 PSF subject to acceptable strain. Settlement. Because the soil is elastic in nature, the dead -load portion of sett el—ment should be realized promptly upon completion of construction. FIELD WORK Allterra mobilized personnel and equipment to the project site on 8 February 2019. Allterra advanced two soil -test borings and three auger borings at the proposed project location. These are shown on -the-Boring-Location_Plan_of_this_rep-ort. Penetration tests were performed by driving a nominal 2- inch diameter steel sampler with blows of a 140-pound hammer free -falling 30 inches. Allterra encountered generally comparable subsurface conditions underlying surface finishes at each boring location, for both structures. The subsurface profile for the area can be described as: • Topsoil sampled as dark -gray, fine sand with occasional roots from surface grade to approximately 6 inches below grade, underlain by • Loose, light grey, fine sand to approximately 4 feet below grade underlain by • Firm to Dense, light brown, fine sand to approximately 20 feet below grade. Groundwater. Groundwater was not encountered at the time of boring. The depth to groundwater may vary at other times due to changes in hydrological conditions. RECOMMENDATIONS Building -Pad Preparation. The building pad is defined as the footprint of construction plus 5 feet in all accessible directions. Allterra recommends: 1. Compact the exposed grade with multiple passes of a relatively -heavy (12 to 20-ton) vi ra ory smooth -drum roller to at least 95 percent of the soil's maximum -dry -density as determined by the Modified -Proctor compaction test (ASTM D1557 / AASHTO T-180). 3. Engage Allterra to perform probe -rod and field -density tests to verify compaction standards are achieved. 4. Once the building pad has been prepared, the contractor must maintain its condition throughout the construction process. - — - - - — Foundation Bearing Surfaces. Allterra recommends: 1. Excavate to footing bearing level with care to avoid over -excavating. 2. Mechanically compact exposed bearing grade, near optimum moisture, to at least 95 percent of the maximum -dry -density. 3. Engage Allterra to perform probe -rod and field -density tests to verify compaction standards are achieved. 4. Footing bearing surfaces shall be kept firm, level, and free of standing water, debris, and detritus through the placement of concrete. QUALIFICATION Allterra has based its conclusions and recommendations upon certain client -provided information and interpretation of data obtained at discrete points within the limits of exploration. It is possible that conditions may vary between boring locations or beyond the limits of the boring array. Project designs may also change. If additional information about the project or site is discovered that does not appear to conform to the conditions presented in this report, Allterra reserves the right to review the new information and modify its conclusions and/or recommendations where appropriate. The building pad has been prepared, examined and tested in accordance with accepted Engineering practice and certain requirements of chapter 18 of the 2017 Edition of the Florida Building Code and Palm Beach County Amendments. Based on the results of the attached test reports, the one or two story building pad area (finished grade) has been developed to a minimum soil bearing value of 2,500#/FT.2. (The building pad area is defined as an area a minimum of five feet beyond the proposed building lines, locations and dimensions as given by others). It shall be the responsibility of the owner or contractor to maintain the building pad in a manner that will preclude soil erosion.
