We formed the slab to the height required from the Health Department being unaware of the 18" requirement. We are presently 12" above crown of the road. We are 4' above existing ground and 360' from Johnston Road. It would cause an extreme hardship to raise the forms as plumbing is already in place and would have to be removed and re -done; this would be costly and very time consuming. Fort Pierce, FL 34951 RE: Finished floor waiver Dear Mr. Golden: Please accept this letter in response to your written request received February 21, 2019 to waive the finished floor elevation of 18" above the crown of the road. The waiver request is for a proposed single family residence at 2880 Johnston Rd, Fort Pierce. Pursuant to Section 7.04.01(C-3) of the St. Lucie County Land Development Code, the Planning and Development Services Director has the authority to grant administrative relief, when topographical conditions are such that compliance with this subsection would be impracticable or cause grade level conditions detrimental to adjacent or nearby property, consistent with the intent of the Flood Protection regulations and any other applicable portion of this Code. The Planning and Development Services Director has granted your request for administrative relief of the finished floor elevation based on the following determinations: 1 The property is in Flood zone X. 2 The center line of the adjacent road is 20.57' NAVD. 3 The proposed finished floor elevation is 21.8' NAVD which is 1.23' above the center line of the road. 4 The existing natural grade of the property ranges between 17.20' and 18.32'. 5 The proposed slab is an average of 4' above the existing natural grade, as based on the Health Department requirement. 6 To raise the slab to 18" above the centerline of the road would be costly, time consuming and impracticable for a 9.64 acre parcel bordered by a canal on two sides and a house proposed 360' from the road. This approval does not in any way constitute authorization to begin construction. Prior to the commencement of any construction on this property, an application for specific building permit must be obtained from this department.
