I agree with your review and conclusion. If the lot coverage and setback requirements are satisfied, there isn't an
established restriction on the number of hangars.
The owner will need to continue to comply with the total 10% lot coverage requirement when they propose their SFR.

Mayte,
I have received a question from a property owner in above subdivision to place a 2nd air hangar of 3600 sf on his
property. I have never had this question before so I have tried to do some research of the history of this park.
- CU 87-002-A1 approval for private aircraft landing and take -off field along with associated private storage of the
aircraft
- Resolution 88-16 approval of storage and distribution of aviation fuels limited to lots 48 & 49
Resolution 88-355 amending resolution 88-16 renumbering of the lots and continued enforcement of all the
limiting conditions of Resolution 88-16.
i Resolution 90-294 major adjustment to the existing conditional use. Storage and distribution of aviation fuels
limited to lots 49 & 50. The storage and distribution of aviation fuels shall be accessory to the operation of
private landing and take -off field. No commercial sales to anyone but the residents of this development.
Airplane and repair service shall be limited to lots 49 & 50, shall be accessory to the operation of private landing
and take -off field and only for the residents.
The declaration of restrictions of Treasure Coast Airpark describes the use of hangars as following: A landowner
shall not permit any aircraft owner other than himself to use the landowner's hangar, tie -downs or related
facilities for more than thirti days in any twelve month period. A landowner ho is also an aircraft owner may
have one non -landowner airplane partner.
They currently have an existing 5,000 sf of building that contains of a 2500 sf of hangar. The rest is storage, and they
have plans to convert that to residential living space. They will build a SFR at a future date. So other than the max lot
coverage of 10% for the Zoning district I don't see any objection for a 2" hangar. Please advise.
