DIVISION ONE - GENERAL REQUIREMENTS
1-1 Interpretation of Plans - The Architects services does not include
supervision of construction. The Architect divest himself of the
responsibility of the work, errors or emissions resulting from the
interpretation of the plans. If the Contractor believes he has
discovered errors or omissions in the plans the Contractor shall notify
the Architect in writing for clarification before continuing work.
1-2 Applicable Standards -All work under this Contract, or Sub-
contracts shall conform to recent editions of local, state and national
codes, ordinances and regulations pertaining to the work, F.B.C., A.C.I.,
A.N.S.I., A.S.T.M., O.S.H.A., etc.
1-3 Scope of Work -Contractor shall furnish or provide for all items,
articles materials operations o methods listed, op era r m t mentioned or
scheduled on drawings and/or herein specified, including all labor,
materials, equipment, and incidentals necessary and required to
perform and complete work as shown in drawings and/or herein
specified or as required for a completed project.
1-4 The drawings were design per FBC 2017

1 5 Verifying Conditions Before comme ncin work, Contractor shall
verify measurements and conditions at building site. Any differences
between actual measurements and those shown on drawings shall be
submitted to the Architect in writing before proceeding.
1-6 Permits - Contractor to provide all permits and fees as required
from government agencies.
1-7 Surveying - Owner to provide original survey. Contractor to
provide all surveying as required during construction and shall verify all
set backs and elevations.
1-12 Testing and Laboratory Services - Inspections or tests required by
code, ordinance or as indicated herein or on Drawings shall be the
responsibility of the Contractor.
1-3 Conflict of Information - if information is contradictory with
different instructions for the same aspect, contractor must report to
architect. One information must not be used as more important as the
other. the architect will review and revise for the correct information.
DIVISION TWO - SITE WORK
2-1 Demolition / Clearing - Remove organic / vegetation matter from
building and pavement area. Remove from site. Do not bury. Do not
disturb deeper soils us needed and leave uncovered for proper fill and
compaction procedures.
2-2 Excavation- Excavate site to levels required for construction. Strip
soil of all deleterious material 5' -0" past exterior of building lines.
2-3 Fill and Compaction - Provide clean well -graded sand placed in
maximum 12" lifts compacted to 95% of modified proctor maximum
dry density, ASTM d-1557 at optimum moisture content. Compaction is
to be verified by an independent testing laboratory.
2-4 Soil Bearing - Foundations are designed at assumed soil bearing
value of 2500 pounds per square foot. Contractor is to verify and to
notify Architect. If such bearing values cannot be developed in the soil
under the building, the Contractor is to notify the Architect in writing.
The Architect will, as an addition to his contract, provide a revised
foundation design based on conditions reported on -site in the testing
engineer's report. This contract would also be revised accordingly.
2-5 Soil Treatment - Treat compacted soil with an approved termite
treatment at rates specified by manufacturer. Treatment shall not be
made when ground is excessively wet or directly after heavy rains.

DIVISION THREE - CONCRETE
3-1 Concrete - Structural concrete shall develop a minimum strength
of 3000 psi at 28 days. All concrete shall be ready mixed and in
accordance with ASTM C-94. Maximum allowable slump to be 5". All
slabs to be 3000 psi at 28 days. Water shall not be added on site
without record and compression test of altered mix.
3-2 Scope - Provide all structural concrete, filled cells, slabs, beams,
footings, equipment pads, drives, walks, etc. as shown on drawings or
as needed to complete job.
3-3 Reinforcement - reinforcing bars shall conform to ASTM
specification A615. latest edition, including supplemental requirements
and shall be grade 60. Splices in concrete, lap bars 42 bar diameters.
Splices in mason la bars 48 bar r p masonry, p diameters. At corners, make
horizontal bars continuous or provide corner bars. Bars intersecting at
re-entrant corners shall cross with h n t f f th each ending in g the far a e a ace o e
wall with a standard hook at standard cover unless noted otherwise on
the drawings. Around openings and steps in walls, provide (2) #5's
extending 2'-0" beyond edge of opening or step. Horizontal bars at
the top of the beams shall be spliced only at midspan between
columns and horizontal bottom bars shall be spliced only at column
centerline.
3-4 Concrete Formwork - Adequate and safe design of formwork
and shoring is the responsibility of the Contractor. Sleeve slab and
footingre for mechanic as required q al and electrical.
3-5 Crack Control l-Provide 6x6, 10/10 gauge welded wire fabric in all
slabs, walks, and drives Also provide "Fibermesh" (1.5 Ibs per cubic
yard) crack control additive per manufacturer's specifications in all
building slabs and monolithic footing. saw cut slabs within 5 days with
3/8" deep control joints max 400 sq.ft square or 200 sq ft rectangle or
at inside corners.
3-6 Vapor Barrier Membrane - Provide .006" polyethylene vapor
barrier beneath building slab.
3-7 Minimum concrete cover - Slab - 3/4"
Exposed unprotected concrete - 1 1 /2"
Formed concrete above grade — 1 1 /2'
Formed concrete below grade - 2"
Uniformed concrete below grade - 3"
3-8 Expansion Bolts- where required shall be located at a min of 5
bolt diameters from the concrete edges and spaced a min of 10 bolt
diameters U.N.O.
DIVISION FOUR - MASONRY
4-1 Unit Masonry - Concrete block units to conform with ASTM C-90.
Concrete block shall have dense uniform shell surface for exposed
finish. Provide shapes and sizes required to complete the work with a
minimum of cutting and piecing. Provide reinforcement of the types
shown on the Drawings.
4-2 Mortar - Provide mortar type "S" conforming with ASTM 270.
4-3 Grout - Provide grout in accordance with ASTM C476.
4-4 Execution - Except as shown on the Drawings, lay up the
concrete masonry units in running bond, tooling all joints. Protect and
seal exposed cmu surface for finish paint
4-6 Miscellaneous Masonry Anchors - Fabricated from 16 gauge steel
sheet or 3/8" steel rod, 1.5 hot dipped zinc coating.
4-7 Fill Masonry Cells - all CMU cells with reinforcement shall be filled
solid.

DIVISION FIVE - METALS
5-1 Miscellaneous Metals - Contractor shall furnish and install, or
furnish for other trades when required, all miscellaneous metal, steel,
and metal fabrications including, but not limited to, hangers, anchors,
bolts, plates, supports, lintels, brackets, and other miscellaneous items
necessary to frame or support the Work.
5-2 Coordinate Metals - Metals in contact with each other must be
selected to avoid dielectric decomposition or supply adequate
separating material between the two different metals. Metals/
fasteners exposed to weather shall be stainless steel unless noted
otherwise on the drawings.
DIVISION SIX - WOOD AND PLASTICS
6-1 Lumber - All lumber permanently incorporated into the structure
shall be air or kiln- dried and shall contain not more than 19% moisture.
Elevate and cover lumber on site to protect from moisture. All lumber
and plywood shall be identified by grade stamps.
1. Min allowable flexural bending stress for beams shall be 1500
PSI at normal load duration.
2. Min allowable horizontal shear stress for beams shall be 90 PSI.
3. Min allowable modulus of elasticity for post or beams shall be
1,500k PSI.
All Roof framing to be Group 2 lumber, kiln -dried 2x6/2x8/2x10
minimum Fb=1400K PSI (SPR or Southern Pine), 2x4's min. Fb 1800K,
except where noted. All studs to be straight and true. Framing lumber
to be # 1 or better pressure treated southern yellow pine, minimum
Fb=1200K PSI. Blocking, bracing, and nailers shall be utility grade and
provided as required.
6-3 Wood in direct contact with weather, concrete, masonry, or soil
shall be pressure treated with the requirements of the standards of the
American Wood Preservers Association.
Approved galvanized rafter anchors shall be provided at each
bearing. Installation shall separate wood from concrete (where
applicable) with either 30# felt or fBC approved galvanized or stainless
truss seats.
6-5 Field Measurements - contractor to take measurements in field as
required to verify or supplement dimensions on drawings and assume
responsibility for fit of wood structure.
Alkaline copper (ACQ-C/D) or Copper Azole (CBA-A or CA-B) shall be
used for exterior applications.
6-7 Rough Carpentry - Select material so that knots and defects will
not interfere with placing bolts or proper nailing. Produce joints which
are tight, true, and well nailed, with members assembled in
accordance with the Drawings and with pertinent codes and
regulations.
Comply with "Fastening Schedule" of the F.B.C. 2017 edition and other
fastening requirements contained in the pertinent regulations of
governmental agencies having jurisdiction.
6-9 Metal fasteners, clips, holddowns - All model numbers are per
Simpson Strong- Tie Company, Inc. If an alternative manufacture is
used - submit allowable loads, capacities to the architect for approval.
6-10 Sheathing
1. Roof Sheathing - shall be 4' x 8' x 5/8"(min.) CDX plywood. Install
the panel's long dimension perpendicular to the framing. Sheathing
fasteners shall be 8d hot dipped galvanized ring shank nails unless
noted otherwise:
Zone 1 - 6"o.c. at edges and 6"o.c. at intermediate framing
Zone 2 - 4"o.c. at edges and 6"o.c. at intermediate framing
Zone 3 - 3"o.c. at edges and 3"o.c. at intermediate framing use 8d
ring -shank nails and adhesive within 5' of a gable end.

6-11 Metal fastener materials
Standard (G-90) treated metals may be used on untreated,
Chromated Copper Arsenate (CCA-C), or Sodium Borate (SBX) treated
wood only.
ZMAX (G-185) , Hot Dipped Galvanized (HDG), or stainless steel treated
metals must be used in Alkaline copper (ACQ-C/D) or Copper Azole
(CBA-A or CA-B) treated woods.
DIVISION SEVEN - THERMAL AND MOISTURE PROTECTION
7-1 Waterproofing - Coordinate waterproofing with other trades and
make provisions for their work to avoid cutting and patching.
7-2 Insulation - Provide Insulation system for total insulation. A min. of
9" thickness of Isocyene foam insulation R-20 or 12" R-30 batt insulation
shall be applied to the roof sheathing.
7-3 Provide Firestone TPO UltraPly 60 mil. and a 25 year guarantee.
Install system W-A-6 over 1 /2" dense deck prime by Georgia Pacific.
TPO and dense deck both fully adhere by manufacture approve
adhesive per product approval. All seams welded. Provide complete
system installation for enhanced values of design pressures.
7-4 Flashing and Sheet Metal - Provide flashing and sheet metal not
specifically described in other sections of these specifications but
required to prevent penetration of water through the exterior shell of
the building complying with pertinent recommendations contained in
current edition of SMAACNA's "Architectural Sheet Metal Manual."
All flashing to be existing roof matching roof metal unless otherwise
noted.
7-5 Sealants and Caulking - Standard caulking compound shall be a
one part urathane sealant. Color shall be manufacturer's standard
paintable grade.
Window and Door perimeter and buck Sealant shall be continuous
Vulcum.
7-6 Infiltration Barrier - Building to comply with Florida Energy
Efficiency Code for Building Construction Infiltration practice #2.
Provide code approved infiltration barrier.
7-8 Building (Felt) Paper - Install where indicated on drawings. Shall
be Asphalt saturated felt, non -perforated ASTM D 226.
DIVISION EIGHT - DOORS AND WINDOWS
8A Doors and Frames - Provide all doors and frames hung true and
plumb as indicated on schedule. Exterior swing door shall be Thermatur
panel impact resistant as selected by owner. Color and hardware
selected from manuf. standards.
8-2 Windows - Provide all fixed glass and operative windows true and
plumb as indicated on schedule.
*All operable windows shall be by PGT manuf. with ESP white alum.
with laminated glass. All operable windows shall provide insect screen.
•AII fixed windows shall be storefront system by YKK manuf. with ESP
white alum. with laminated glass. Provide complete system as required
by the manuf. for 165 mph wind loads.
8-4 Door Bucks shall be 2x thickness and anchored into a solid
concrete or grout jamb with 1 /4" x 3 1 /4" masonry screw (ie. tap -con)
for 1 1 /4" min. embedment at 12" oc and each end.
DIVISION NINE - FINISHES
9-1 Wall siding shall be fiber cement board by Nishita finish as
selected by owner and installed per product approval.

DIVISION SIXTEEN - ELECTRICAL
16-1 Scope: Furnish all equipment and materials and perform all labor
and services necessary to installation for a complete system for lighting
and power. Each system shall be complete in all respects and shall be
turned over to Owner in a first-class operating condition and fully
tested and complete with all devices which are normal for intended
systems and those required for their safe operation.
16-2 Materials and manner of installation of electrical system shall be
in strict accordance with the requirements of the local governing
authorities having jurisdiction, and the standards set forth by NEC,
NFPA, U.L., or other recognized testing laboratories. The installation shall
conform to the latest edition of the NEC.
16-3 Equipment mounted on the exterior of the building shall be
designed, labeled, and installed for exterior, weatherproof service
conditions.
16-7 Panel Schedule: Panel shall be clearly marked as to all circuits.
16-9 All wiring shall be THWN copper in 1 /2" dia electro plated conduit.
16-12 General duty receptacles shall be 15 amp specification grade,
125 volt AC, NEMA 5-15 configuration. white.
16-13 All receptacles shall be installed 12" from the finish floor unless
noted otherwise.
16-14 All receptacles / circuits (in dwelling units) shall be arc -fault
circuit interrupter type or gfci as required per 2008 NEC 210.12 and
provided on similar circuit branch.
16-15 All receptacles shall be tamper -resistant receptacles
16-16 Switches shall be specification grade 125-277 volt 15 amp. White,
rocker.
16-18 Cover plates shall be hard plastic white or as directed by owner
16-19 Provide junction boxes as required and feed all lighting circuits
through appropriate junction boxes.
16-19 Owner shall provide electrician with a complete schedule of
lights and appliances. Electrician shall coordinated all electric
demands with the electrical calcs.
