Coker Rd Debra I am sharing some info since you may get this inquiry.. the subject property was issued building permit 20050637 for a single family residence. The property is zoned AG2.5 and the property is approximately 1 acre and does not have road frontage. There is a determination that the property is a NCLOR included in the building permit file. The daughter called wanting to put another residence on the property. The property as a NCLOR does not permit it to be split. The AG2.5 zoning district does permit a guest house so they possibly can build a guest house but the house and property must remain under one ownership with the original house. My concerns are that in the building permit file there is some discussion about an ingress and egress easement but the easement is not for the subject property it is for the property to the east of the subject property, the easement is described as going from Coker Road across the subject property and the CA office indicated that would be acceptable. But would it be acceptable for a guest house and I I'Iwould recommend when the inquiry comes in to discuss it with the CA office for clarification. I know Section 10, attaclh allows "customary accessory structures" would a guest house fall within that category. I did tell the daughter all of this would require us to do research for the NCLOR status and the Health Department would need to authorize a septic system permit prior to building permit. j Thanks Linda Pendarvis Planning Division T3_P ao- o so -7 3 / L . /JQ scgNNE I1 C e- 1 IGl ,--- FIE _ kid 9 S=6 ur- G i ; • ` '' `l r I_ I's- , A - i.'\ Li I!`\ -' '\ C. _ - I' mil . _ , J;,,,, - - •I •\ II a ._ `.
