Please accept this letter in response to your application received June 4, 2013 to install a new
mobile home at 3318 Orange Ave lot 49, Fort Pierce.
A Mobile Home Park is not a permitted use in a Commercial Office zoning district. Seminole
Mobile Home Park is considered a nonconforming park. According to County records Lot 49 has
been vacant for more than twelve (12) months. Therefore, the property lost the nonconforming
status. Pursuant to Section 10.00.02 (F-1) of the St Lucie County Land Development Code
.when a nonconforming use is discontinued or abandoned for twelve (12) months, then the
nonconforming use may not be restored, unless the nonuse is due to circumstance beyond the
property owner's control".
Therefore staff cannot approve the permit application for a new mobile home at the subject
property.
