K. Davis Construction Company, reviewed the comments of the St. Lucie County Development Review Committee on this application, and made the following determinations: 1. An 8,000 square;foot facility has been proposed for the project to be known as K&J �ental located on Lot 6, Block "D" of the Kings Highway Industri I Park, Unit One. 2. The Development Review Committee has reviewed the site plan for the proposed project and found it to meet technical requirements of the Land Development Code and to be consistent with the St. Lucie County Comprehensive Plan. 3. The proposed project is consistent with the general purpose, goals, objectives, and standards of the St. Lucie County Comprehensive Plan and the St. Lucie County Land Development Code. 4. The proposed project will not have an undue adverse effect on adjacent property, the character of the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the public health, safety, and general welfare. 5. All reasonable steps have been taken to minimize any adverse effect of the proposed project on the immediate vicinity through building design, site design, landscaping, and screening. EMA 6. The proposed project will be constructed, arranged, and operated so as not to interfere with the development and use of neighboring property, in accordance with applicable district regulations. The proposed project is to be served by adequate public facilities and _services. 8. The applicant has applied for and received a certificate of capacity, a copy of which is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County Land Development Code. NOW, THEREFORE, BE IT ORDERED: A. Pursuant to Section 11. 02. 03 (A) (5) of the St. Lucie County Land Development Code, the Final Site Plan for the project to be known as K&J Rental be, and the same is hereby, approved as shown on the site plan drawings for the project prepared by Dyer, Riddle, Mills & Precourt, Inc. on April 12, 2000, and received by the St. Lucie County Community Development Director on April 18, 2000, and as shown on the landscape plans submitted by William A. Flint, III, Landscape Architect received by the St. Lucie County Community Development Director on July 25, 2000, is being granted for the property described as follows: LOT 6, BLOCK D, KINGS HIGHWAY INDUSTRIAL PARK, UNIT 1, AS RECORDED IN PLAT BOOK 26 PAGE 16, PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA. (Tax ID#: 1335-801-0042-00017) (Location: Lot 6, Block D, Kings Highway Industrial Park, Unit 1) v B. The approvals and authorizations granted by this Resolution for the purpose of obtaining building permits on this property, shall expire on September 28, 2002, unless the developer has obtained building permits for the site plan described in Part A or an extension has been granted in accordance with Section 11.02.06, St. Lucie County Land Development Code. C. The Final Site Plan approval granted under this resolution is specifically conditioned to the requirement that the petitioner, K&J Rental, Inc., including any successors in interest, shall obtain all necessary development permits and construction authorizations from the appropriate State and Federal regulatory authorities, including but not limited to; the United States Army Corps of Engineers, the Florida Department of Environmental Protection, and the South Florida Water Management District, prior to the issuance of any local building permits of authorizations to commence development activities on the property described in Part A. A copy of this resolution shall be attached to the site plan drawings described in Part B, which plan shall be placed on file with the St. Lucie County Community Development Director. E. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this order. If this order expires or otherwise terminates, the certificate of capacity shall automatically terminate. F. A copy of this Order shall be mailed, return receipt requested to the developer and agent of record as identified on the site plan applications. G. A copy of this Order shall be attached to the site plan drawings described in Section A, which plan shall be on file with the St. Lucie County Community Development Director. H.
