The waiver request is for a proposed- mobile home located at 17787 Okeechobee Rd. Ft Pierce. Pursuant to Section 7.04.01(C-3) of the St Lucie County Land Development Code, the Planning and Development Services Director has the authority to grant administrative relief, when topographical conditions are such that compliance with this subsection would be impracticable or cause grade level conditions detrimental to adjacent or nearby property, consistent with the intent of the Flood Protection regulations and any other applicable portion of this Code. The Planning and Development Services Director has granted your request for administrative relief of the finished floor elevation based on the following determinations: 1 The property is in zone X. 2 The property is adjacent to SR 70 with an elevation at the center of the road of 25.7'NAVD. 3 At the closest point, the proposed mobile home will be a distance of 532.7' from SR 70. 4 The proposed finish floor of the mobile home is 24.5' NAVD. 5 Elevating the mobile home 18" above the crown of the road would require Eft of fill and be impractical.- 6 The proposed mobile home will be 36" above the average adjacent grade. This approval does not in any way constitute authorization to begin construction. Prior to the commencement of any construction on this property, an application for specific building permit must be obtained from this department. LUCIE COUNTY BUILDING AND CODE REGULATION DEPARTMENT RE: Establishing Finish Floor Elevation for 17787 Okeechobee Road, Ft. Pierce, Fl. To whom it may concern, BSM & Associates, Inc, is requesting a waive on the finish floor elevation requirements for the above property. The property is located off of State Road 70, which has been elevated several feet above natural ground elevation. The proposed finish floor elevation for the home is 24.5 feet (NAVD88), which is 36 inches above the average adjacent grade. The average adjacent grade was determined by 22 natural ground elevation shots surrounding the proposed home location. At the entrance of the driveway, the road elevation of State Road 70 is 25 feet (NAVD88) and the crown of the road is 26 feet (NAVD88). This would result in six feet of fill. The parcel is located within flood zone X, per FEMA map number 12111 C, panel number 0250J, with an effective date of 12116/2012. With this in mind, a finish floor elevation above the crown of the road appears to be impractical.
