Tile Re -Roof Proposal
1. Obtain a St. Lucie County Re -Roofing Permit.
2. Remove existing roof tile and underlayment material down to a workable surface.
3. Assess existing plywood sheathing for damage and replace as necessary at rate of $3.00 per square foot.
Replacement of damaged fascia or soffit will be completed on a time and material basis and will be invoiced
at a rate of $65.00 per man hour.
4. Plywood sheathing fastener attachment to trusses will be assessed and supplemented with additional
fasteners to meet Florida Existing Building Code.
5. Saw -cut stucco approximately 10" up from roof deck at roof -to -wall connections to remove existing wall
flashing.
6. Install D226 30# felt paper over entire roof deck, attached with the use of ring -shank nails & tin -tags.
7. Install one ply self -adhering Polyglass MTS to be tumed up walls at all roof -to -wall connections.
8. Install white aluminum eave flashing along roof perimeters with the use of stainless -steel ring shank
fasteners.
9. Install white aluminum W channel flashing at all valley intersections to be mechanically fastened per code
with the use of stainless -steel ring shank fasteners. Extension flashing will be installed at bottom of valleys
to direct water flow back onto tile in lieu of under tile.
10. Install white aluminum wall flashing into all roof -to -wall connections with the use of white aluminum 2-pc
stucco stop. t. CVs
11. Install one ply of self -adhering Polyglass Ttk- a underlayment direct to D226 30# base sheet to extend
over asphalt primed aluminum flashings.
12. Install white aluminum eave.closure around perimeter with the use of stainless -steel fasteners.
13. Install PT 2x timber over roof at all hips and ridges over roof surface, with the use of aluminum sheet metal
straps or a foam adhesive, for the attachment of cap tiles.
14. Install an Estate concrete double roll file (white slurry color) roof system over roof surface to be
mechanically attached with stainless steel fasteners to manufacturer's specifications.
Note: Stucco and paint work to be completed by others.
YLunderlayment upgrade: Add an additional $4,740.00 to contract price for an additional ply of self -adhering
underlayment (in lieu of proposed 301b felt) with a 30-year labor and material manufacturer's warranty. (Polyglass
MTS/Polyglass TU-Max) t fit
_Tile attachment upgrade: Add an additional $10,450.00 to contract price to foam attach file with a polyfoam
Tile adhesive. vra1 o
Five year warranty on workmanship, guaranteed, effective on final invoice date.
