Good morning Lydia,
The BOA unanimously approved the requested variance, a reduction in the required lot width, for the Munyan
Residence. I've attached a copy of the Survey, which affirms the lot width where construction is proposed as well as the
packet previously provided.
I'll send the BOA order for final review and recording.

restrictions within
easements
The applicant highlight the existence of two easements within the rear of the lot, including a 33.49 ft.
to 48.15 ft, wide drainage easement and an accompanying 20 foot maintenance easement for the
drainage easement. The applicant notes, that the present easements, setback requirements, and
imposed lot width provisions render roughly 60% of the property unavailable for placement of vertical
construction. This is the only property, within Southern Oaks) states, with influences from a lot width
imposed front yard requirements and multiple easements limiting rear construction area.

In reviewing this application for a variance from the St. Lucie County Land Development Code, the Board of
Adjustment shall consider and make determinations of whether:
1. The variance requested arises from conditions that are unique and peculiar to the land,
structures, and buildings involved; that the particular physical surroundings, the shape, or
topographical condition of the specific property involved would result in unnecessary hardship
for the owner, lessee, or occupant, as distinguished from a mere inconvenience, if the provision of
