The application you submitted to split the property described by the referenced Id number
into two parcels has been reviewed and tentatively approved as submitted. Upon receipt
of a recorded Warranty Deed reflecting final division of the property you will receive a
final Letter of Approval.
Please be aware that Section 11.03.04 of the St. Lucie County Land Development Code
provides that no further division of an approved lot split is permitted unless a final record
plat is prepared and approved in accordance with the Code.
Please be advised that what you have defined on the submitted survey as parcel 2 was a
nonconforming lot of record as of July 1, 1984. With a legal recorded easement from that
property to a County owned or maintained road, the parcel will be a buildable lot. Under
this circumstance the parcel referenced as la, for the lot split purpose is parcel 2.

Dear Mr. Stepalavich,
The above mentioned property has been in our family for over 24 years. The property is quite
large, exceeding 18 acres.
We recently obtained a permit for a garage and due to it's location, the only accessible electric
is through a separate meter to be located on the southern portion of the 18 acres.
We respectively request permission to install this meter for the garage due to it's location on the
property.
Our permit number is: 1905-0161.
