We have completed the research of the referenced parcel of land, which is
nonconforming because it does not meet the minimum lot size requirement of AG-5
zoning. Our determination is that it qualifies as a nonconforming lot of record, waiving
the lot area requirement and allowing for the construction of a single-family residence
and accessory structures on the property. When applying for a building permit written
approval from- the North St. Lucie Water Control District for crossing Canal 53 from
Brocksmith Road will be required.
A septic tank permit is required when submitting an application for a building permit
therefore it is suggested that the Health Department be contacted before making final
development plans.

Are they using an existing connection , or installing a new culvert in NSLWCD canal ? If they are using existing
connection, no permit. If installing a culvert then a permit will be required.

We have a permit in for SFR for above address. They have an approved permit from North St. Lucie River Water Control
District. Do they also need a driveway permit from you?
