A barn or shed type structure in this case does not add additional flow unless the public are being allowed onsite. The bathroom inside is fine as well. I've spoken with the contractors and my supervisor at length on this and they are well aware that it is not sized for public use. Please let me know if you have any other questions or comments. I was off yesterday. The property owner has not established an Agricultural exemption on the property yet. There is no change of use, but we still see it as a new business. There are no customers coming to the property and products are going to be shipped out. We are not requiring upgrades on the property except for parking spaces and there is a bathroom in the building. Does that help? I did speak with Mike Stuhr at the time he applied for the permit, about the fact that if it is considered a commercial building by you guys, that there might need to be some estimated sewage flow(what we use to calculate system size) associated with it. III probably kick this up to my supervisor, Dianna, to see what she thinks when she returns Monday. If I may ask, is there something unique about this building that classifies it as commercial as opposed to just being a regular barn or detached garage like many of the residences out west tend to have? When I brought this exact question up while we were working on our permit, I was told that there would be no public retail onsite or anything like that and that the people working out there would essentially be just family members. The waiver request is for a proposed metal storage building at 18900 Orange Ave., Fort Pierce. Pursuaritto Section 7.04.01(C-3) of the St. Lucie County Land Development Code, the Planning and Development Services Director has the authority to grant administrative relief, when topographical conditions are such that compliance with this subsection would be impracticable or cause grade level conditions detrimental to adjacent or nearby property, consistent with the intent of the Flood Protection regulations and any other applicable portion of this Code. The Planning and Development Services Director has granted your request for administrative relief of the finished floor elevation based on the following determinations: I The property is in Flood zone X. 2 The center line of the adjacent road is 24.88'NAVD. 3 The proposed finished floor elevation ch is the same as the center line of the road. 4 The existing natural grade at location of construction is 22.8'. 5 The proposed finished floor elevation will be 2' above grade. 6 To raise the building 18" above the centerline of the road would be impracticable to get equipment in and out the building. The proposed storage building will be 1009' from the road. This approval does not in any way constitute authorization to begin construction.
