WARRANTY DEED
This Warranty Deed made this`" day of June, 20I9, by JOSEPH H. NOELKE, JR. and
KATHRYN N. BAIRD, Individually and as Successor Co -Trustees of the MARGARET S. NOELKE
TRUST DATED JULY 3, 1980, hereinafter called the grantor, to RONALD KINDEL and AUDRA
KINDEL, husband and wife, hereinafter called the grantee, whose address is: 1537 Lexington Dr., Port
St. Lucie, FL, 34953.
Wherever used herein, the terms "grantor" and "grantee" shall include singular and plural,
heirs, legal representatives, and assigns of individuals, and the successors and assigns of
corporations, wherever the context so admits or requires.
WITNESSETH: That the said grantor, for and inconsideration of the sum of $10.00, in hand
paid by the said grantee, the receipt whereof is hereby acknowledged, does hereby grant, bargain, sell, alien,
remise, release, convey and confirm unto the said grantee, and the grantee's heirs and assigns forever, the
following described land, situated, lying, and being in St. Lucie County, Florida, to wit:
The North 1/2 of the South 1/2 of the Southwest 1/4 of the Northwest 1/4 of Section 17, Township
35 South, Range 40 East, subject to all rights -of -way across or over said land for drainage canal and public
road purposes, and also subject to any easements or rights -of -way for transmission or distribution lines.
Less and except the following described parcel:
Commencing at the S.W. corner of the N.W. 114 of said Section 17, thence North 8993945" East
along the South line of said N/W 1/4, a distance of 45.02 feet to a point on the East right-of-way line of
Hartman Road; thence North 0I919'48" East, along said right-of-way line a distance of 473.01 feet to the
Point of Beginning; thence continue North 01919'48" East along said right-of-way line, distance of 187.11
feet to a point on the North 1/2 of the S.W. 1/4 of the N.W. 1/4 of said Section 17; thence North 89943'37"
East along of said North 1/2 of S.W. 1/4 of the N.W. 1/4, a distance of 509.19 feet; thence South 00916'23"
East, a distance of 124A6 feet; thence South 06943'04" West, a distance of 78.47 feet; thence South
89928'30" West, a distance of 187.74 feet; thence North 87921'40" West a distance of 317.54 feet to the
Point of Beginning.
Also less and except parcel conveyed to State of Florida by Deed, recorded in Official Records
Book 85, page 440 and parcel conveyed to St. Lucie County by Right -of -Way Deed, recorded in Deed
Book 141, page 155, Public Records of St. Lucie County, Florida.
SUBJECT TO RESTRICTIONS, RESERVATIONS AND EASEMENTS OF RECORD, IF
ANY, AND TAXES SUBSEQUENT TO DECEMBER 31, 2018.
THE PROPERTY BEING CONVEYED IS NOT THE HOMESTEAD OF THE GRANTOR
OR ANY OTHER PERSON.
TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging
or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized of said
land in fee simple; that the Grantor has good right and lawful authority to sell and convey said land; that the
Grantor hereby fully warrants the title to said land and will defend the same against the lawful claims of all
persons whomsoever; and that said land is free of all encumbrances, except taxes accruing subsequent to
December 31, 2018; zoning ordinances and rights of way for public roads.
