Foundation Design
A. Design of isolated and grade beam (continuous) footings is based on the allowable bearing pressure of 2500 psf (DL
--3/t-"— + LL), placed on the in -situ soil or compacted fill.

Reinforced Concrete
A. All concrete shall be in accordance to ACI 318-08.
B. All concrete shall contain Type 1/II cement with a W/C >- 0.53
C. All concrete shall have a minimum compressive strength of 3,000 psi.
D. Any vertical shear cold joints shall have a continuous shear keys
E. All anchor bolts for bearing plates shall be placed with templates.
F. All reinforcing steel shall be fabricated and placed in accordance to ACI Manual.
G. All reinforcing steel shall be grade 60 ksi and in accordance to ASTM A615
H. All splices and cover protection of reinforcing steel shall be in accordance to ACI 318.
Structural Wood Framing
A. Studs shall be stud grade or better southern pine, mixed southern pine or hemfir.
B. Rough sawn lumber shall be cut from select southern pine.
C. Rough sawn lumber shall be graded by qualified agency, approved by the governing local agency code as follows:
1. Minimum allowable flexural bending stress at normal load duration shall be no less than 1500 psi
2. Minimum allowable modulus of elasticity for posts or beams shall be no less than 1,500,00 psi
3. Minimum allowable horizontal shear stress fir beams shall be no less than 90 psi.
D. Bearing plates shall be treated for moisture resistance.
E. Except as noted otherwise, the minimum nailing shall be as provided in Table 2304.9.1 "Fastening Schedule" of the
FBC 2017 Edition.
F. Headers, Beams, Battens, Plates, and Posts shall be nailed and/or bolted together securely to act as one unit. Nails
shall be 16d in rows @ 12" o.c. for length of beam. All bolts shall be ¢" continuous thread with recessed nut into lumber.
All post splices shall be staggered and have 4"G bolts @ 16" o.c. All post beam to post connections shall have (2) a"0
bolts.
G. Provide wind anchors at supports for all roof joists and truss rafters. Anchors/Fasteners shall be Simpson brand or
approved equal.
H. All manufactured trussed rafters or joists shall be designed by a registered Florida Professional Engineer to support to
full uniform dead and live loads and any other superimposed loads. Web arrangement and member forces shall be
determined by the fabricator. Stresses shall not exceed those allowed by FBC 2017 Edition. Where hangers are
required to be attached to a truss support or other framing, truss supplier shall provide adequate strength and surface
area in truss elements for hanger nailing.
I. All roof and wall cladding shall be 26 ga. 5V Aluminum Panels fastened with 11" hex head screws at 12" o.c. along
battens and 6" o.c. along edges. Gable flashings shall be fastened with 1¢" hex head screws at 12" o.c.
J. All elevation references to Above Finish Floor (AFF) or Below Finish Floor (BFF) are relevant to the finish floor elevation
of the existing house structure.
