This letter is in response to the comments sent by the Saint Lucie County Building and Code
Regulation Division in regards to the 5012 Birch Drive design submittal. Plan review continents
dated 07/09/2019 were addressed as outlined in Appendix A — Response to Comments and as shown
in the revised drawing set dated 07/25/2019,
All changes as outlined in Appendix A pertaining to the drawing set have been clouded and shown
on the marked -up resubmittals.
Please advise if you have any questions and/or comments regarding the information contained within.

1. Please provide product approval for Epoxy Used on #4 Rebar on 5-1.0 Foundation &
Framing Plan
• Sheet 5-1.0 added note #5 to Concrete Notes: "EPDXY SHALL BE HILTI HIT-HY 200
OR APPROVED EQUAL." Product info available at Hilti.com however FDOT only
listed HIT-HY 200-R which is the roadway version.
2. Please clarify note: "ALL HEADERS ARE TO BE (2) 2X8 U.N.O" in reference to HD1 and HD2
on 5-1.0 Foundation & Framing plan.
• Note removed for clarity. All structural headers specified.
3. Please reference R602.6 and R602.6.1 drilling and notching of studs and top plates of the
Florida Building Code Residential 2017 for framing notes on 5-1.0 Foundation & Framing
Plan.
Added Note #7 "ALL DRILLING AND NOTCHING TO BE IN ACCORDANCE WITH FBC
R602.2.3."(R602.6 and R602.6.1 refer back to R602.2.3)
4. Please provide detail of top plate to end stud connection in garage door portal frame on S-
1.0 Foundation & Framing Plan.
• Revised detail to include LSTA18 at end stud.
5. Please provide water resistance envelope per R703.1.1 of the Florida Building Code
Residential on 5-1.0 Foundation & Framing Plan.
Added to Detail A "Typical Wall Section" on Sheet A-1.0.
6. Please indicate if there was an existing door from the garage to the.dwelling?
Noted and shown on 2/5-1.0.
7. Please provide product approval for all window and door replacements on 5-1.0
Foundation & Framing Plan.
Included on CS-1.0. Additionally, window and door schedule added to Sheet A-1.0'
and callouts shown on 2/5-1.0.
S. Please indicate if any HVAC components existed in the garage prior to.damage?
• No HVAC components existed in damaged area. Noted on 1/E-1.0
9. Please provide attic access detail per R807.1 of the Florida Building code Residential 2017
on 5-2.0 & 5-1.0 Foundation & Framing Plan & Roof Framing Plan.
• Noted as 22"X36" pull down stair on 2/5-1.0 and 1/52.0.,
10. Please provide roof ventilation detail per R806.1 of the Florida Building Code Residential
2017 on 5-2.0 Roof Framing Plan.
• Soffit noted as "to match existing" in typical wall section in A/A-1.0 and noted on
1/51.0.
11. Please provide shop drawings for the truss profile and framing plan.
• Truss design drawings and truss placement plan provided by Builder's First Source.
12. Please provide dimensions of exterior garage wall and damage distance to existing window
on A-1.0 Existing Building Plan.
