The above parcel is nonconforming because it does not meet the required lot width of 100 feet and the required road frontage of 100 feet. Frontage is defined in the St. Linda Bartz Lucie County Land Development Code (LDC)as"the length of a lot that fronts on a DISTRICT 3 public street or that fronts on a private street having been constructed in conformance Vice Chair with the St. Lucie County Standard Specifications for Public Works Construction." In order for a parcel to be considered a nonconforming lot of record and thereby Jamie Fowler qualify for a waiver of these requirements, it must exist in separate ownership and not DISTRICT 4 be contiguous to other lots in the same ownership prior to July 1, 1984 pursuant to Section 10.00.04, Land Development Code (LDC).
