We are pleased to present the following specifications for the Garage Addition Including specifications
for other upgrades and spaces.

GENERAL REQUIREMENTS
• Permits will be required for the scopes of work specified herein are by other.
• BDR will NOT provide a dumpster/trash container during the construction of shell at a spot on the property
approved by the Owner.
• BDR will NOT provide a ports -potty next to the recycle container for workers to use during the construction
of project.
Specifications
• The purpose of the Custom Specifications is to provide the Owner with all the information and details
of the project. The following information is based on our professional opinion as to which
materials will are specified in the approved architectural plans. The Owner may reflect on the
Contractor's interpretations of the project and clarify all !is correct, or request changes to the
Contractor which in turn may affect the final Contract Price.

• Trash Receptacle Placed Onsite during demolition orjobsite bag. (if necessary)

The Provisions of this contract Is inclusive of materials and labor for the following Scope of Work.
General Construction:
Scope of work
Exterior Entry Doors
• Remove existing double front door, sidelights and glassfiron storm doors from main entrance.
• Rework existing opening to fit new double 6/0 x 8/0
• Prep and clean all rough openings
• Supply fasteners and sealants for installation of door.
• Provide and install new dbl doors in modified opening. Door type to be DRG2980 6/0 x 8/0. Brickmould, composite
jambs and door prep inclusive.
• Provide and Install new 610 x 7/0 Garage door raised panel type w/smart opener inclusive.
Demolition
• Master Bathroom Ceiling — Modify trusses, cutout bottom chords.
• Cutout all floors per marks laid out by customer's plumber.
• Remove 11' of concrete wall to allow for new garage addition per plan specifications dated 07/18/19 by Architectonic
• Cutout header @ slider off breakfast nook area to allow 6/0 x 8/0 sliding glass door.
• Cutout existing sliding door opening @ living room to allow for installation of new doors.
Cutout existing slab outside where new Garage addition slab is located.
Garage Addition
• Provide new slab per plan specification by Architectonic dated 07/18/19.
• Provide and install masonry walls per plan specifications by Architectonic dated 07/18/19
• Provide and Install trusses per truss manufacturers engineering and plan specification by Architectonic to be revised.
• Provide and Install decking for roof structure per plan specification by Architectonic dated 07/18/19
• Provide and Install fascia to match existing house

• Provide and install New beam to support existing house structure @ removal of wall northside In kitchen area
• Provide and install all drywall and finishing for new garage addition areas only. Finish level 3 walls and ceilings.
• Provide and install all trim work at frame walls only
• Provide and install prehung door for pantry.
• Provide and paint ceiling walls and trim. (customer to select colors)
• Provide final clean for addition areas.

Project Investment as described:
Garage Addition: $20,859.93 (Twenty Thousand Eight Hundred and 591100 U.S. Dollars)
Entry Door Purchase and Install: $3,760.00 (Three Thousand Seven Hundred and
501100 U.S. Dollars)
Master Bathroom Ceiling: $450.00 (Four Hundred and 50I100 U.S. Dollars)
Total Investment: $26,059.93 (Twenty Five Thousand and 591100 U.S. Dollars)
Nothing is included that is not contained herein.
Any increase in material costs beyond thirty days of your agreement acceptance date may be charged to
you. The charge will be due at the next progress payment.
Due to the volatility of the marketplace, prices may vary and may be reviewed at any time.
This proposal is subject to review and re -negotiation should enactment of new code regulations become effective during
the term of this contract.

Payment structure: 30% at Contract signing ($7,517.98), 35% at commencement ($8,770.98) 25% at completion of Roof
sheathing ($6,264.98), & balances upon substantial completion ($2,505.99)

Acceptance of Proposal
The above prices, specifications and conditions are satisfactory and are hereby accepted. The signer authorizes BDR to do the work as specified.
Anything not mentioned in this proposal is not included and will be added onlythru a standard change order agreed upon by both parties. Payment will
be made as outlined above.

PAY SUBCONTRACTORS, SUB -SUBCONTRACTORS, MATERIAL SUPPLIERS, SERVICE PROVIDERS, OR FAILS TO MAKE ANY OTHER
LEGALLY REQUIRED PAYMENT, THE PEOPLE WHOM ARE OWED MONEY MAY LOOK TO YOUR PROPERTY FOR PAYMENT, EVEN IF YOU
HAVE PAID THE CONTRACTOR IN FULL. IF YOU FAIL TO PAY THE CONTRACTOR IN FULL, YOUR CONTRACTOR MAY ALSO FILE A LIEN ON
YOUR PROPERTY. THIS MEANS IF A LIEN IS FILED, FOR NONPAYMENT BY YOU, OR BY YOUR CONTRACTOR AND SUBCONTRACTORS, YOUR
PROPERTY COULD BE SOLD AGAINST YOUR WILL TO SATISFY ANY LIEN ARISING FDROM THIS CONTRACT. CONSTRUCTION LIEN LAW IS
COMPLEX, AND IT IS RECOMMENDED THAT YOU CONSULT AND ATTORNEY WHENEVER A SPECIFIC PROBLEM ARISES.
FLORIDA HOMEOWNER'S CONSTRUCTION RECOVERY FUND
PAYMENT, UP TO A LIMITED AMOUNT, MAY BE AVAILABLE FROM THE FLORIDA HOMEOWNER'S CONSTRUCTION RECOVERY FUND IF
YOU LOSE MONEY ON A PROJECT PERFORMED UNDER CONTRACT, WHERE THE LOSS RESULTS FROM SPECIFIED VIOLATIONS OF
FLORIDA LAW BY A LICENSED CONTRACTOR. FOR INFORMATION ABOUT THE RECOVERY FUND AND FILING A CLAIM, CONTACT THE
