SUBJECT: 5810 Tangelo Dr — Drainage Review DATE: ' JULY 9, 2021 Introduction ENGINEERS a SURVEYORS ENVIRONMENTAL SCANNED By St Lucie CoUr►tY The property located at 5810 Tangelo Dr has recently been developed as a residential home by Adams Homes° The details of the property are listed in the following table. Table 1-Property Details ` ParcellD Acrea e 1, 'Zoninq FLU Location 3402-610-0202-000-2 1 0.23 1 RS-4 RU Lot 17 Block 77 The home was constructed with a septic system and drain field to the east of the house at the rear of the property. This was the only acceptable location due to an existing well located at the adjacent property which is south of the subject property. A boundary survey showing the location of the well is attached to this memorandum. An inspection conducted by Dave Johnson from St Lucie County was completed on 6/15/2021 under permit No. 1911-0052. The inspection notes that storm water runoff from the drain field flows to a low area of the rear neighboring property to the east of the subject property. A copy of the St. Lucie County inspection report is attached to this memorandum. This technical memorandum outlines the drainage patterns and flow lines of the newly developed property. Drainage Review A boundary and topographic survey of the as -built conditions of the site was completed by Atlantic Land Designs on 6/2/2021. The survey indicates that the top of the drain field mound is at an elevation of 19.2 NAVD. The finished floor elevation (FFE) of the house on the subject property is at 19.10 NAVD. Even though the FFE is below the elevation of the drain field, a swale in between the drain field and the house is at elevations ranging from 18.3 NAVD to 18.5 NAVD. Side lot swales to the north and south of the house show that site grading follows a westerly flow. Elevations on the eastern property corners range from 17.1 NAVD to 17.6 NAVD, while elevations in the side lot swales decrease to 15.5 NAVD and 15.6 NAVD at the respective property corners. These elevations depict a stormwater flow that will direct runoff away from the house and into the swales located in the Tangelo Rd right-of-way. As such, stormwater runoff is not anticipated to cause adverse effects to the newly developed home. A review of the adjacent properties finished floor elevations conclude that the finished floor elevation of the newly developed home is consistent with the finished floor elevations of the surrounding lots. The following table outlines the FFE's of the adjacent properties. As such, flooding of the adjacent homes is not anticipated. A site visit was completed by Engineering Design and Construction on 7/8/2021, which indicates that the site grading is consistent with the provided survey. Additionally, the slopes from the drain field to the eastern property line are maintainable and do not represent a hazard.
