Hi Lydia,
I met with the owner this morning and ERD is fine with the proposed improvements. He will be encroaching within the
15 ft. landscape buffer by 5 ft. with pervious pavers however he will be doing additional landscaping in the rear of the
property where it abuts a wetland to make up for the encroachment. Let me know if you need anything else from us on
this one.

of the enclosed submitted documents for the subject project. These drawings have been revised in
accordance with your review comments dated June 5, 2015.
As discussed in our meeting of June 10, 2015, we have reclassified the outdoor display area as
Mercantile. Upon review of the past approved drawings for the existing building, this building
was classified and permitted as a Business Group. The occupancy calculations for the project have
been revised and noted on the revised drawing. Based on this analysis the existing bathroom
facilities meet the code required fixture count as identified in FBC-P Table 403.1. The comments
regarding the guardrails and storage bins have been addressed on the revised drawings. The
storage bins have been removed and a brick slab is proposed for the open storage of gravel and
sand materials. We are working directly with the engineering department on the brick paver
parking spaces. We hope the enclosed and the above response are adequate so that you can issue

have been revised in accordance with your comments dated 12/30/2016. We shall address each item of
your e-mail as follows:
1. The following are the modifications to the plans.
a. The staircase to the north parking lot has been removed. ✓ /
b. The staircase on the north side of the existing building has been removed. ✓
c. There has been a new covering added over the kitchen that is located on the north side of the existing
building, to the east of the fire pit. (See Sheet S4) V/
d. The size of the pergola on the north side of the site has been enlarged to 20'x20'. (See Sheet S4)
e. The pergola in the middle of the site has been removed.
f. The handicapped accessibility ramp from the top showcase area to the lower showcase area (fire pit)
has been modified from pavers to a wood composite. The details have been revised.
2. The "building stair handrail detail" has been removed from plan. The stairs no longer exist. ✓
3. The handicap ramps have been changed from pavers to wood composite. The details have been

5. The accessible routes are shown on the revised plan. The north deck and fire pit areas are handicapped
accessible. They have been changed from pavers to wood composite. Additional grades have been added

6. The notes have been removed from the Site Plan sheet C1. The notes are on the enlarged site area
sheets C2, C3 and C3A.
7. The irrigation system is existing and we are simply tying into that existing system and therefore we do
not need a separate plumbing permit.
8. All electric is low voltage and all conduit has been inspected during the electrical rough in performed
by Schlitt Electrical. V

Dear Mr. Halter;
As discussed on the phone today, this letter shall serve as certification that the net increase in
impervious area for the subject outdoor display area is 3,101 sq. ft. This area is calculated as
follows:
a. New paver parking and paver driveway Area
(north side of paver display area) = 1,280 sq. ft.
b. Paver Display area = 3,150 sq. ft.
Total Area = 4,430 sq. ft.
Since the brick pavers are semi -impervious at 70% the net increase in the impervious area is 4,430
sq. ft. (7) = 3,101 sq. ft.
This net increase is less than the threshold of 4,000 sq. ft. so no stormwater permit is required. To
ensure no runoff to the adjacent properties to the north and south we are constructing retention
