Mr. Carroll Collins is working on obtaining permits for his new Modular office here in Ft
Pierce and I have offered to help him gather all of the required plans and documents so as to make his permit and
inspection process run as smoothly as possible.
1] We will need [3] sets of legible modular plans with the plan numbers and third party stamps so we can verify
compliance with the DBPR website approval . These plans would be designed as a Group B per the Florida Building code
and contain 1 full accessible restroom with an accessible drinking fountain / The service sink is not required for an
occupant load less than 15 people
2] [3] sets of set-up / tie down plans with original raised seals, signed and dated designed to the 2014 Florida Buiidiing
Code' S'^ edition.
3] [ 3 ] sets of the accessible ramp plans w/ tie downs designed to the 2014 Florida Building Code 51h edition * These
must be legible and in original format w/ original raised seals affixed, signed and dated * Also include any stairway plans
w/ tie downs if applicable.
4] does this unit contain impact resistant glazing / If not hurricane protection will be required on all glazed openings.
5] Upon collection of all plans and documents we will need all information placed on [ 2 ] p.d.f.
Discs to be submitted with the permit
6] Is the mechanical equipment being installed on site or is it affixed to the modular unit.
These items all may be permitted on one permit with all docs and plans submitted together

St Lucie Count
After a meeting with the building official we will allow Mr. Collins to proceed with his.modular office
without the installation of the building code required storm shutters.
As stated in FBC 102.2 " mobile or modular structures used as Temporary units " are exempt from code provisions
with the exception of Florida Statute accessibility provisions.
However, we will require a copy of the contract from Williams Scotsman stating the duration of time that
the modular unit will be attached to the property and the estimated removal date affixed.

That shouldn't be a problem. I imagine that he will maintain the landscaping in this area more as a groundcover and
small hedge and will not let it encroach onto the sidewalk or ramp.

Between the handicap ramp and the side walk is a 5' wide area where there is going to be a hedge. The proposed ramp
however is wider than 8' which leaves only 3' between the ramp and the side walk. Is that going to be a problem?

Lydia,
I have an approved landscape plan in my office. They have also applied for a vegetation removal permit. Prior to me
issuing the veg permit the applicant needs to install tree protection barricades on the trees that are marked as
preserved on the approved site plan. This won't be till after the xmas holiday.

The approved ROW Permit from Engineering includes work along Edwards Road particularly the tie-in to the existing
driveway and the grading of the south perimeter swale. Should you have any other questions regarding the ROW
Permit, please contact Selena Griffet at extension 2153. We have reviewed the plans for this development and all our
comments had been addressed. As with regards to the modular office application, the approved plan shows the
footprint of the proposed building and its finish floor elevation. Should you have any other questions, please let me

We have a permit in for a modular office unit at above address. Applicant went thru site plan review and was approved
10/10/15. He submitted an approved ROW permit from Engineering for Edwards Rd. but 1 am not really sure what it is
for it seems construction of dry detention area? The property has three proposed parking spaces on the property, one
of them is the handicap which will be concrete, the rest is millings. Do they need to submit constructible plans or are
they ok? Please let me know so I can request paving and drainage plan if necessary.

2. Florida Building Code - Frequently Asked Questions for Florida Manufactured (Modular) Building Program. Please note
