Dear Mr. Ciscio:
The following answers to your plans review comments are offered for the project referenced above:
1) Please show that Air Handler Unit is not in what is considered attic space in accordance with
503.2.7.6 of the 2010 orida Energy Code. The air handler will set on the floor of the Copy Room as
indicated on drawing pi ge M-L.
2) This Building ill require (4) women's water closets, (2) men's water closets and (2) men's
lavatories and (2) women's lavatories per table 403.1 Florida Building Code Plumbing 2010. This
proposed building is one of a complex of building originally planned for the St. Lucie County Fair
Grounds. Adequate gang restrooms are located elsewhere in the complex. The restrooms that have been
proposed within this building are intended for employee convenience only and will not generally be used by
the public.
3) Please indicate the location of the required service sink per table 403.1 Florida Building Code
Plumbing 2010. Two (2) laundry tub style sinks are planned for this proposed building. On the Plumbing
Plan, page P-1, they are marked "LT". I have attached a cut sheet submittal for your review.

4) The (3) sets of manufacturer's plans (Vulcan Steel Structures) must be reviewed and approved by
Paul Welch, P.E. (Metal Building Engineer has claimed himself as a specialty P.E. and not the project
engineer). Engineer ofjRecord (Paul Welch) to match the Vulcan Plans to Welch Plans — need a north
elevation, roof line of east elevation should match up with partition elevation and west elevation.
Engineered Vulcan erection drawings have been reviewed by the Engineer of Record, Paul Welch, Inc. and
are stamped accordingly. Tying column line designations from the Vulcan erection drawings have been
added to the floor plan;and structural plan. A north arrow has been added to the Vulcan drawings. The
roof line on the east elevation is correctly drawn. A fascia system will exist on the east elevation only.
5) St. Lucie County "Design Load for Compliance Sheet" must be filled out correctly. This is not a
Group R occupancy. Line 1 must state 2010 Building Code w/ 2012 Supplements. Metal Building Plans
are designed as a risk category III which is correct per FBC Table 1604.5, Wind Load sheets are Risk
Category U. Attached please find a corrected "Design Load Compliance Sheet".
6) Submit a signed, dated and sealed soil boring test. The Engineer of Record is satisfied that the
existing soils will support the building with foundations as designed given existing building examples that
are in very close proximity to this proposed building, in addition to testimony from the site work contractor
who developed all of the fair grounds. No soil boring analysis shall be required by the Engineer of Record.
7) Plan sheet S-11, modify the occupant load calculations in table or show all table and chairs on the
plans per FBC Table 1004.1.1. The 2012 F.F.P.C. is currently being enforced, aquare footage of 6,833 is
incorrect, should be 7,275 s.f. plus 850 s.f. Group B for a total of 8,125 s.f. Corrections have been made to
plan page S-1.

8) Engineer of Record (Paul Welch) to submit A.S.S.D. calculation sheet that this building conforms
to being "Enclosed" per ASCE7 criteria (not compliant with partially enclosed or open). This is stated on
wind loads and manufacturers building plans. Please see attached calculation sheet which has been signed
and sealed by the Engineer ofRecord "Design Load Compliance Sheet" correctly shows the building as
"Enclosed".
9) Submit Fire Sprinkler plans w/ criteria in triplicate (required by FBC 903.2.1.3). Please see
attached plans.
10) NOA #14-0430-08 as indicated on the "Product Affidavit" is for S.M.I Windows. Need large
missle rating within 30 ifeet of grade, FBC 1609.1.2. Please modify all docs as necessary. The NOA 914-
0430.28 indicated on the "Product Affidavit" is correctly shown for all exterior storefront windows. No
revision is necessary. A copy of the NOA 14-0430.28 is attached for your review.

Per the request of the County Engineers Office for some clarifying notation in regard to sheet 6 of 7 of the
attached drawings, please find three (3) copies of the final Site Construction Plans for the proposed St. Lucie
County Fairgrounds - Small Animal Exhibit Hall. These plans are consistent with the recently approved
Minor Adjustment to the Site Plan for the County's Fairgrounds addressing the addition of this Small Animal
Exhibit Hall.
Unfortunately, the Engineer of Record for this project is out of office/town until the first of next week. I am
asking that in the interest of time for the review of this project, that your office compete the processing of
the plans, sans the official design engineers seal, and as soon as the design Engineer of Record gets back in
the office, we will send over the properly sealed sets of plans. I appreciate your consideration in this matter.
