This is a new manufacturing industry expanding into St. Lucie County (and Florida) for the first time and may be eligible for economic development incentives and expedited permitting. Brad, if you'd like, please set up a meeting between Mark and myself with their management team and we'll discuss their eligibility. Their specific industry falls under either SIC 3559 or 3569, but since it's not specifically listed in the IL zoning district, Brad will be submitting a request for a Use Determination and also a deferral request for the paving requirements. We agreed that an 18 month deferral was a reasonable amount of time to become established and then address the substandard vehicular use area. Linda, you'll be handling these when they come in. As to the Building Code Change of Use issue, Monica and her team will tackle that one — always a challenge, but they'll help the applicant navigate it. Please keep me posted on any progress or issues that arise. The previous tenants have utilized this building as a Group "B" or business. Our client is planning to lease the property located at 15838 Orange Avenue for the manufacturing of sewer felt liners. This would entail the construction of a 52' foundation which would house two polyester resin tanks (17'9" long x 8'3" w x 8'6" h) and a heat exchanger on the south side of the existing building. What type of permitting would be required for the construction of such and would additional permittingbe required by any other agencies such as the DEP? The plan reviewer is already saying no this. They are treating the containment like it was another building and using FBC, Table 602 for limiting distances and fire separations required. I will try and argue this is not a separate building, rather a utility structure, like a water pump, power transformer, etc. which should not fall under that Code Section. In the mean time, can we put the containment somewhere else. Please provide design elevations of the parking lot and indicate the directions of stormwater run-off. 4. On the Typical Pavement Details, please replace the S-III Asphalt with Superpave Asphalt. 5. On the Typical Pavement Details, please replace the 8" Stabilized Subgrade with 12" Stabilized Subgrade for both the Asphalt and Concrete Pavement Sections. 6. On NOTE #1 of the Typical Pavement Details, please replace the minimum thickness of the subgrade material from 6" to 12" and remove the reference to Florida Bearing Value (FBV). 7.
