We inspected the demo areas at the north and cast slab edge. The bursting bars at both edges are corroded
and the slab edges need to be replaced, approximately 8 to possibly 10 cables will have to be locked off
for removal of the slab edge and repair of the reinforcing. Some of the existing post tension anchors seem
like they have been replaced before. The cable end caps shifted during the last repair and were not placed

There are two surface spalls that were excavated and the corroded bars cleaned and coated with
corrosion inhibitor.
At one of the two areas, there is a cable with a damaged sheathing and there is some mild
corrosion of the post tension cable where it has been exposed. We recommend that more
concrete be excavated more along the cable to verify that the extent of the corrosion. The pt
cable should be cleaned, greased and taped or coated for protection. The section of reinforcing
bar that is too high can be cut back approximately 6 inches

The balcony slab has been shored.
DATE: December 4, 2015
LOCATION: Ft. Pierce, Florida
PROJECT MGR: Randy Fitzgerald
WEATHER: Sunny
Some of the concrete was removed along the north and east edge of the balcony slab at the
deteriorated edge to determine the extent of the repairs. The edge and bursting bars as well as
the post tension anchors are corroded.
There are approximately 9 post tension cables that are affected and will require to be locked off
and spliced with new cables. Some of the existing bars as well as the post tension cables were
too close to the slab edge with inadequate cover. Some of the pt cables were not cut back to the
anchor and ex tended out into the grout pocket close to the slab edge and is corroded.
Recommendations
Coordinate with General Building Services the post tension specialist, to locate that affected post
tension cables and lock them off before c6ntinuing the demolition at the balcony edge. Repair or
replace all reinforcing bars as per the design and permitted documents.

Unit 901 W
We inspected the balcony slab at unit 901 and observed the following:
The slab has been shored, and the edge was removed and the reinforcing bars have been
replaced, repaired and coated. There are (13) post tension cables that have been locked off,
spliced and extended through the slab edge form.
Full depth edge areas 21'x2'-3,3'x4'-6,4'-4x4-10,10'-4xl'-7
Full depth repairs (6) areas 0-10" x l'-6 at pt cable splices
There are bottom reinforcing bars along the north edge that need raised to provide adequate
concrete cover. There are bars at the slab south edge of the slab that need to be cut back. There
are three reinforcing bars that have is yet to be coated with corrosion inhibitor.
All pt cables have been spiced and taped.
Unit 208
There are 3 corroded pt cables found just east of the building column that requires repair. This
area appears to be an old repair due to the color of the concrete aggregate. The cables are bands
that appear to run under through the column and under the south sliding glass door. One of the
cables is broken completely through and one end has retracted past the end of the casing. The
other two cables are also corroded.
The sliding glass door may require removal for proper repairs depending on whether there is
adequate room to effectively lock off the cables. The broken cable requires replacement.

The vertical reinforcing should be cleaned and coated with the specified corrosion inhibitor.
Remove the portion of the lower column tie that is too close to the surface of the column. There
