Dear Mr. Schulke:
County staff has completed their review of the referenced application for a Minor Adjustment to
the Tarpon Flats Major Site Plan. The application originally submitted on August 8, 2014, as
revised through October 21, 2014 and date stamped approved on November 6, 2014, has been
determined to be in compliance with the minimum technical requirements of Section
11.02.04(C) of the St. Lucie County Land Development Code, subject to conditions of approval.
Please retain this letter and the attached set of plans, date stamped approved on November 6,
2014, for your records.
The purpose of this site plan adjustment is to provide improvements for Tract A, a community
open space and recreation tract, to include a pool, cabana, restrooms, parking, pedestrian path,
deck and landscaping, subject to the following conditions of approval:
Prior to issuance of a Vegetation Removal Permit or Exemption, the developers, their
successor or assigns, shall conduct a pre -construction meeting with construction
personnel and Environmental Resources Department staff, to verify that the Preserve
Area is protected with physical barriers during construction activities. All barricades shall
be upright and maintained intact for the duration of construction.
2. Prior to a Certificate of Occupancy the required shoreline/wetland buffer shall be planted
according to the approved upland buffer planting plan.
3. Prior to Certificate of Occupancy the required preserve area fencing and signage shall
be completed on the lots adjacent to Ft. Pierce Cut.
4. The issuance of County development permit does not in any way create any rights on
the part of the applicant to obtain a permit from a state or federal agency and does not
create any liability on the part of the County if the applicant fails to obtain requisite
approvals or fulfill the obligations imposed by a state or federal agency or undertakes
actions that result in a violation of state or federal law.

5. All other applicable state or federal permits must be obtained before commencement of
the development.
6. Prior to the issuance of any construction authorizations, the applicant shall obtain
approval for the pervious paver from the Public Works Department.
This approval does not in any way constitute authorization to begin construction. Prior to the
commencement of any construction on this property, an application for specific building permits
must be obtained from the Building Division. For specific information on the requirements of
these submissions, including applicable fees, please contact our Building & Code Regulations
Division at 772-462-1553. You may also contact the Planning Division with any questions
regarding the Minor Adjustment approval.

not been satisfied. Please demonstrate that the use of "Shell Hash" will provide a walking
