Work To Be Performed: CP Rankin Inc. hereby proposes to replace the existing roof system totaling approximately 6,760 square feet. The proposed new roofing system will include .060 R TPO membrane. A detailed proposal as described below. Please note this scope of work is limited to the area referred to as "Advanced Auto Parts #9232 - Ft. Pierce, FL." MOBILATION: 1. Setup site to meet OSHA fall protection requirements. This may include setup of various items including guard rails at load and at discharge points. 2. Load all materials onto roof surface as required. CP Rankin, Inc. will make maximum efforts to limit the storage of materials and equipment on the ground during the construction project. CP Rankin will make every reasonable effort to minimize traffic and disruption during any mobilizations. 3. Any disconnection/reconnection of existing roof top mounted equipment or equipment mounted directly to the underside of the roof deck is the responsibility of the building owner and is not included in this scope of work. Owner agrees to hold harmless and indemnify CP Rankin Inc. free of all liabilities as the result of the building owner's or manager's failure to disconnect equipment when requested by CP Rankin Inc, CP Rankin Inc must provide 24 hours notice of disconnect/ reconnect requirements when possible. 4. A Temporary Toilet will be placed on site for the duration of the re -roof project. DEMOLITION: 1. Prepare existing roof as required to facilitate installation of new roof system (approx. 6760 sq.ft.). 2. Remove existing metal flashing, etc. as required to facilitate installation of new flashing. 3. All debris will be removed from the site. All debris will be disposed of in a legal manner. Install new .5" IsoGard HD insulation board. New insulation shall be mechanically fastened utilizing manufacturer's HD fasteners and InvisiWeld plates. 2. Install Firestone white .060 R TPO membrane (approx. 6,760 sq.ft.)onto the existing modified roofing system. The new membrane will be mechanically fastened according to manufacturer specifications. 3. Flash all walls, scuppers, roof top penetrations according to Firestone's 15-year warranty requirements. CP Rankin Inc. will flash roof projections that are in place prior to the installation of roofing. Penetrations not installed prior to the execution of this Agreement, or required after installation of roofing, shall be considered an order for extra work, and CP Rankin Inc. shall be compensated at is customary time and material rates for additional expense resulting from additional penetrations. 4. Install approx. 84 In.ft. of manufacturer's walk pad. SHEET METAL: 1. Install approx. 240 In.ft. of new 24 Ga pre -finished shop fabricated sheet metal coping. (Manufacturer's standard color). 2. Install approx. 120 In.ft. of new 24 Ga pre -finished shop fabricated sheet metal L cap. (Manufacturer's standard color). 3. Install six (6) new shop fabricated 24 Ga TPO Clad sheet metal thru-wall scuppers. 4. Install three (3) 24 Ga pre -finished shop fabricated conductor heads (Manufacturer's standard color). 5. Install approx. 45 In.ft. 24 Ga pre -finished shop fabricated downspout (Manufacturer's standard color). WARRANTY: 1. Limited Manufacturer Warranty - Provide a 15 year TPO warranty for the roof system assembly from Firestone. The buyer's primary warranty is with the roofing manufacturer. The buyer must comply with all provisions within the manufacturer's warranty. All remedies available to the buyer are solely through the manufacturer warranty. CP Rankin Inc.'s sole liability is to the roofing manufacturer and is governed by the applicator agreement between CP Rankin Inc. and the roofing manufacturer. 2. CP RANKIN Inc.'s work will be warranted by CP Rankin in accordance with its standard warranty, which is made a part of this proposal/contract and incorporated by reference. A copy of CP Rankin Inc.'s standard warranty is attached or, if not, will be furnished upon request. CP Rankin SHALL NOT BE LIABLE FOR SPECIAL, INCIDENTAL OR CONSEQUENTIAL DAMAGES. The acceptance of this proposal/contract signifies the parties' agreement that this warranty shall be and is the exclusive remedy against CP Rankin for all defects in workmanship furnished by CP Rankin. A manufacturer's warranty shall be furnished if a manufacturer's warranty is called for in this proposal/contract. It is expressly agreed that in the event of any defects in the materials furnished pursuant to this proposal/contract, recourse shall only be against the manufacturer of such material.
