3. Comment: Please show sq. footage of roof and rainfall rate for each roof drain per
Chapter 11 of the Florida Plumbing Code 2014.
Response: Square footage and rainfall rates for each roof drain/ drainage area are
labeled on sheet P-602. Two roof drainage areas were revised for this revision and
leaders increased.
4. Comment: Please show on plans what is draining into the floor sink located by the
door! Room number 1007. You list this room as storage.
Response: Floor sinks in room 1007 is now labeled to collect drainage from ice
machine and under counter refrigeration (clear -water waste). And the 4" floor sink
has been reduced to 3". The extra floor sink in room 1037 has also been labeled to
collect drainage from under counter bar cooler (clear -water waste).
5. Comment: Please show trap primers on emergency floor drains per section 1002.4 of
the Florida Plumbing Code 2014.
Response: Sanitary keynote #1 on sheets P-211 & P-212 specifies that floor drain
trap seals shall be primed by a trap primer (General note #29 on sheet P-001 also
states that floor drains shall be primed). Trap priming valve model &
manufacturer are specified by detail #2 on sheet P-901.
PLANS EXAMINER REVIEW
1. Comment: Please note this review is not complete but is being sent at the request of
Mike O'Neal. Other comments associated with this review will follow shortly.
Response: Provide final comments for review.
2. Comment: Please include all current code editions in design criteria block(s).
Response: Updated Life Safety plan to show current code references.
3. Comment: Please submit letter from threshold inspector and structural inspection
plan complying with FBC CH.110.8.
Response: The Florida Statute defines a threshold building as the following,
"Threshold building" means any building which is greater than three stories or 50
feet in height, or which has an assembly occupancy classification as defined in the
Florida Building Code which exceeds 5,000 square feet in area and an occupant
content of greater than 500 persons.
The building as designed is an assembly occupancy greater than 5,000 sf, however
the building has an occupant load of less than 500 persons. We believe this falls
below the criteria for a threshold building.
4. Comment: Please submit list of all persons performing inspections with special
inspector, including license numbers, complying with FBC CH 110.8.6.
Response: See plans examiner review comment #3 response.

Response: Building type has been revised to Type III B construction. Life Safety
sheet has been revised to include all required protection of building elements.
6. Comment: Please locate on plans, and show occupant loads, for
classrooms/vocational rooms noted on Sheet LS 101.
Response: Occupancy load schedule is listed on Sheet LS-101 with occupant loads
and occupants for each space. The total occupants are listed at the bottom of the
schedule. Schedule has been updated to include all rooms. There are no
classrooms/vocational areas in the facility.
7. Comment: Please show rated assembly separation at mechanical room 1078.
Response: Will comply.
8. Comment: Please note areas 1080 and 1085 in occupancy load schedule.
Response: Occupancy load schedule is updated to include rooms 1080 through
1085 and mechanical mezzanine 2001.
9. Comment: Please include occupant loads for vestibules, lobbies, etc. in occupancy
load schedule.
Response: The building does not include lobbies. Reception areas are shown and
listed in the occupant load table for each separate space. Vestibules and galleries
through the building are intended as circulation and non -occupied space.
10. Comment Please show detail of referenced mezzanine ceiling assembly, noted on
sheets A403 and A404.
Response: Ceiling assembly shall be eliminated. Construction type is revised to
type III B.
11. Comment: Referenced sheet A904 appears to be missing.
Response: Sheet A-904 shall be eliminated.
12. Comment: Please include shop drawings for ship ladder to mezzanine.
Response: BY General contractor.
13. Comment: Please include product approval affidavit, or product approvals, for all
components used in the structural envelope of project.

Good Morning Debra,
Please consider this email confirmation that ERD is allowing the release of the vegetation permit for Harbor Ridge
Lifestyle Center prior to the release of the Building Permit.
I made the determination to release the vegetation removal permit based on the following considerations:
• This expansion is part of an existing, approved and established, project;
• The vegetation avoidance, minimization and mitigation plan has been reviewed and approved by ERD and
efforts were made by the applicant to preserve and relocate mature trees and native habitat;
• The Plans Examiner confirmed that the building plans are substantially compliant with no alterations to the
presented footprint expected; and
• This request was made by Administration via the Business Navigator as a means to assist a desirable project.

Subject: Concrete Compressive Strength Test Report
Description:
As discussed previously, the concrete subcontractor used the wrong mix design for the concrete that
was poured at the slab of the main building. The concrete slab is required to have a psi of 4,000. The
mix design that was used was approved at 3,000psi. However, as shown in the attached file the 7 day
break results reached between 5,100 and 5,450 psi. Please confine the poured concrete is acceptable
as it exceeds the requirement of 4,ODOpsi. The county requires confirmation from the FOR stating that
the concrete used is acceptable for this application.
Response:
The compressive strength test results are reviewed. We found no exceptions for the
previously placed slab on grade.
RGD is responsible for the content within this response which only pertains to the RFI number
listed.

Description:
As discussed previously, the concrete subcontractor used the wrong mix design for the concrete that
was poured at the cast -in -place tie beam of the main building. The concrete beam is required to have a
compressive strength of 4,500 psi. The mix design that was used was approved at 4,000psi. However,
as shown in the attached testing report the 28 day break results reached between 6,250 and 6,100
psi. Please confirm the poured concrete is acceptable as it exceeds the requirement of 4,500psi. The
county requires confirmation from the FOR stating that the concrete used is acceptable for this
application.
Response:
The compressive strength test results are reviewed. We found no exceptions for the

This letter is intended to serve as the Engineer's Certification that all drainage and paving
construction required under the St. Lucie County Stormwater Management System Permit for
the Harbor Ridge Yacht & Country Club Tennis Center Expansion project has been completed
in substantial conformance with the approved plans. This certification is based on our
observation of project construction and review of the as -built survey.
This letter is intended to formally request your Department to coordinate scheduling of the on -
site field inspection of the completed improvements. We are enclosing the following information
to support issuance of Certificate of Completion:
Three (3) sets of the "As -Built" Drawings.
Please let me know if you have any questions relative to the information contained herein.
