CONDOMINIUM REMODEL:
Demolition:
- Removal of existing kitchen cabinets and appliances. Save refrigerator, faucet,
and dishwasher for reinstallation.
- Removal of existing guest bathroom shower enclosure, floor tile, cabinet, and toilet.
- Removal of existing master bathroom tub enclosure, cabinet, toilet, floor tile, and
mirrors (save vanity light for re -installation).
- Removal of existing floor and baseboard throughout condo.
Master Bathroom:
- Removal of wall separating bathroom and vanity room, and leave right -sided wall at
height of 42".
- Installation of shower curb and pre -pitch shower floor for pan.
- Installation of DensiShield in shower enclosure, tape, finish and waterproof.
- Installation of new shower wall tile from floor to ceiling to include two comer dishes and
Wayne's coat. (Pattern yet to be determined).
- Install new 2 x 2 shower floor tile.
- Install new toilet.
- Install new granite shower curb.
- Grout and clean all newly installed tile.
- Installation of bathroom accessories, i.e. towel bar, toilet paper holder, and full-length
wall mirror.
Guest Bathroom:
- Installation of shower curb and pre -pitch shower floor for pan.
- Installation of DensiShield in shower enclosure, tape, finish and waterproof.
- Installation of new shower wall tile from floor to ceiling to include 2 corner dishes,
pattern yet to be determined. (Complete encasement of bathroom).
- Install new 2 x 2 shower floor tile.
- Install new toilet.
- Install new granite shower curb.
- Grout and clean all newly installed tile.
- Installation of bathroom accessories, i.e. towel bar, toilet paper holder, and full-length
wall mirror.

Main Floor:
- Clean and prep entire foundation for tile installation.
- Installation of W cork squares in compliance with Island Dunes Oceanside II.
- Installation of floor tile on a diagonal pattern in kitchen, diningroom, livingroom, master
bedroom, master bathroom and guest bathroom.
- Grout, clean and seal all newly installed tile.
Crown Molding. Doors. and Baseboard:
- Remove existing 6' 8" pocket door sled and frame in master bedroom and replace with
new 6' 8" stainable pocket door and frame.
pocket door and cut for new floor height.
- Installation of one new stainable 6 panel 6' 8" pocket door in master bathroom for
closet.
- Cut down 4 interior bi-fold doors for new flooring.
- Removal of existing guest bathroom door and frame and replace with new stainable 6
panel pre -hung door to match pocket doors.
- Install 160' of 1 piece 5 1/4" crown molding stock #45 at 8'.
- Install 176' of 1 piece 5 1/4" baseboard stock # 5180.
- Caulk and fill.
Kitchen Cabinets by Jay's Flooring & More:
- Removal of existing header over sink area and reframe ceiling to level with soffit.
- Installation of new master bathroom vanity and countertop with sink.
- Installation of new guest bathroom vanity and countertop with sink.
- Installation of kitchen cabinets and countertop with sink, per design.
- Installation of breakfast nook office cabinetry and countertop, per design.
- Install and tile custom base for washing machine and dryer.
Electrical:
- Remove existing lighting.
- Run circuits for Eemax tankless water heater.
- Run dedicated line for microwave.
- Relocate power to oven and cook top.
- Relocate power for hall ceiling light and wall sconces (sconces provided by owner.)
- Install LED role lighting in crown molding in kit.
- Install electric for under cabinet lighting (LED tape strip, dimmable).
- Install four 4" LED cans in master bath.
- Replace exhaust fans with ultra quiet fans in both bathrooms.
- Install 6" LED can in master closet.
- Install vanity light (supplied by owner).
- Purchase and supply new alpha bidet seat.
- Install new tamper -resistant plug connected to GFI for alpha bidet seat.

Drywall:
- Installation of new drywall in areas that were disturbed by plumber and electrician.
- Finish drywall in kitchen overhead sink area where re -framing was done.
- Reframe drywall around existing sprinkler pipes in kitchen.
- Scrape popcorn ceiling in livingroom, and master bedroom.
- Spray new knockdown texture on livingroom and master bedroom ceilings.
- Tape and finish all newly installed drywall.
Plumbing:
- Installation of new shower valve in master bathroom, 8 mm rubber boot, and square
drain. Replace toilet supply valve, toilet flange, vanity faucet supply valves and
faucets.
- Installation of new toilet.
- Installation of new shower valve in guest bathroom, 8 mm rubber boot, and square
drain. Replace toilet supply valve, toilet flange, vanity faucet supply valve, and faucet.
Installation of new toilet.
- Disconnect and remove hot water heater and relocate plumbing per kitchen design for
new Eemax tan kless hot water heater.
- Remove washer box and relocate per kitchen design.
- Relocate refrigerator water supply line per new kitchen design.
- Installation of new sink faucet supply valves, drain trap, sink faucet, garbage disposal,
and reverse osmosis system.
Painting by M&E Painting_
- 900 sq. ft. of interior painting with eggshell finish to include 2 coats in master bedroom,
master bath (ceiling only), hallways, laundry room, family room, living room, dining
room, kitchen, foyer, guest bathroom (ceiling only), closets, ceilings, baseboards, and
doors.
- All raw sheetrock to be primed.
- Stain 98' of crown molding in two areas to match cabinets.
Guest and Master Bathroom Shower Doors:
- Master bathroom - Install frameless bi-pass rolling doors to custom height, and fixed
panel on knee wall. Finish yet to be determined on fixed panel.
- Guest bathroom - Installation of swing door and fixed panel with custom height.
***There will be an additional charge for any repair necessary due to unforeseen
structural damage behind walls.

"*Tentative start date forjob is 01/04/2016 pending completion of all furniture and
personal belongings being moved out of unit by moving company contracted by
homeowner. Targeted completion date is on or before 03/31/2016. 1 will be going on a
pre -scheduled vacation from January 22"' to the 25"'.
Terms and Conditions: Contractor will supply all building materials as well as tile,
cabinetry, granite, appliances, crown molding, doors, paint, electrical and plumbing fittings,
etc. to complete job. One year warranty on installation of all work performed will be
provided from date of completion. Payment will be broken up into four payments. One-half
down required to begin job and remaining balance to be broken -up into three payment
installments with final payment to due at time of work completion. Please make all checks
made payable to: Luke J. Fusco.
TOTAL $68,082.13
Acceptance of Proposal: Contractor assumes full responsibility to make all payments
in full, upon satisfaction of work, to sub -contractors performing work on said premises as
outlined in independent contracts between contractor and sub -contractor. Sub -contractors
will have full recourse on contractor for any outstanding monies not paid. The above prices,
specifications and conditions are satisfactory and are hereby accepted. You are authorized
to do the work as specified. Payment will be ma a as outlined above. Any additional work
