District staff has reviewed the information submitted April 8, 2016, for modifications to the site plan to
provide for additional building, covered storage, and parking areas. The project land use and grading are
consistent with the previously permitted water management system. The project will also be dedicating 20
feet of frontage to the county as right of way. Please see the location map Exhibit 1, the construction plans
Exhibit 2, and land use changes Exhibit 3.
Based on that information, District staff has determined that the proposed activities are in compliance with
the original environmental resource permit and appropriate provisions of paragraph 40E-4.331(2)(b) or
62-330.315(2)(g), Florida Administrative Code. Therefore, these changes have been recorded in our files.
Your permit remains subject to the General Conditions and all other Special Conditions not modified and

RE: Finished floor waiver
Dear Mr. Harrison:
Please accept this letter in response to your written request received at June 8, 2016 to waive
the finished floor elevation of 18" above the crown of the road. The waiver request is for a
proposed addition to an existing commercial building located at 4451 St Lucie Blvd, Fort
Pierce.
Pursuant to Section 7.04.01(C-3) of the St Lucie County Land Development Code, the
Planning and Development Services Director has the authority to grant the administrative
relief, when topographical conditions are such that compliance with this subsection would he
impracticable or cause grade level conditions detrimental to adjacent or nearby property,
consistent with the intent of the Flood Protection regulations and any other applicable portion
of this Code.
The Planning and Development Services Director has granted your request for administrative
relief of the finished floor elevation based on the following determinations:
1 The property is located in a Flood Zone X.
2 The proposed finished floor elevation is designed to match the existing floor elevation.
3 The proposed elevation is in compliance with the requirements of South Florida Water
District which sets the minimum floor elevation to be at least 21.50' NAVD.
4 The proposed finished floor elevation will be 21.93' NAVD which will be 6.72" below
the minimum requirement of 18" above the center line of the road (22.49'NAVD).
This approval does not in any way constitute authorization to begin construction. Prior to the
commencement of any construction on this property, an application for specific building permit
must be obtained from this department.
Please feel free to contact me at (772) 462-2822 if you have any questions.

Re: Al Truss - Permit 1604-0567
Dear Ms. Olson,
This letter is intended to serve as a formal request to provide relief from the County Code
requirement that the finished floor elevations for this project be at least 18 inches above
adjacent road crown elevations. The additions were designed to match existing finished floor
elevations on the site and are also in compliance with the South Florida Water Management
District Permit (ERP# 56-01518-P, app# 160408-3) which sets the minimum finished floor
elevation to be 21.50 NAVD. Please refer to sheets 7, 8, & 9 of the site construction plans for
the proposed finished floor information.
Should you have any questions or require additional information, please feel free to contact me
at 772-462-2455 or by e-mail at laysonharrison(@edc-inc.com at your convenience.
